Single-family homes saw a 5.1% increase, while condo and townhouse sales climbed by 11%. Notably, Panama City led the way in single-family sales with a 23% jump, and The Villages experienced a remarkable 145.8% surge in condo and townhouse sales. South Florida FL Market Gains Momentum
Momentum continues to build in South Florida real estate as we head into 2026, with the market shaped more by tight inventory than by a lack of interest from buyers. The current low-6% mortgage rates are helping to stabilize the environment, giving well-prepared buyers a window of opportunity to make confident decisions. In the ultra-luxury segment—homes priced above $5 million—we’re seeing approximately 488 single-family listings available and around 43 homes sold each month, while condos in this range average about 20 sales monthly. Overall, about 4,500 homes are on the market throughout South Florida, with roughly 10% listed above $5 million and another 10% priced below $500,000. This limited supply is providing solid support for property values across the region. If inventory remains tight, we can expect continued upward pressure on prices. Additionally, the upcoming property tax referendum may prompt some owners to re-evaluate their plans.
