South Carolina is now the fastest-growing state in the nation. New U.S. Census Bureau estimates show the state grew 1.5% between July 2024 and July 2025, the highest rate in the country.

After 21 years helping families relocate here, it’s no surprise to me that South Carolina is now ranked the fastest-growing state in the country.

Strong communities, opportunity, and quality of life keep drawing people home.

Why are so many people moving to the greater Charlotte Metro area ?

Easy…our cost of living still makes sense. Compared to cities people are fleeing—Boston, New York, San Francisco—you get more house & more yard for the money.

Even with growth pushing prices up, the value equation is still favorable, especially in the surrounding towns like Fort Mill, Lake Wylie, Tega Cay & Ballantyne.

The location is sneaky good as well. We’re about two hours from the Blue Ridge Mountains and 3 to 4 Hrs from the Carolina coast.

Pro sports, breweries, greenways, lake life, and family-friendly neighborhoods coexist without constant friction. It’s a place where ambition and sanity can share a zip code for sure.

I get calls, emails and texts every day and when I’m talking with buyers I can tell you many want a fenced in yard especially for their dogs.

In today’s market, buyers aren’t just asking about bedrooms, schools & an amazing kitchen . They’re also really keen on spaces where everyone in the family feels at home—including the Dogs !

A defined yard, shade, durable turf, or a fenced area can turn a “nice house” into the one !

As a 21 year veteran real estate broker in the Charlotte metro area, I can tell you that when it comes to the primary bath room buyers tend to read it as a reflection of how the entire home has been cared for, and they often imagine themselves there within seconds of walking in.

For sellers, in my experience the key is awareness more than extravagance.

Cleanliness is non-negotiable, dated finishes are noticed immediately, and small details matter more than people expect. Lighting, grout, mirrors, and fixtures can either reinforce confidence to make the purchase or introduce doubt due to the cost of refurbishing the room.
