We've been doing a lot of work behind the scenes on the Worthington website, and this is one piece we're especially proud to share! ☺️

Our August housing market numbers are now live, along with rebuilt Southwest Florida market pages that make it easier to see what's actually happening. You can look at the region as a whole, then dig into Fort Myers, Cape Coral, Estero, Bonita Springs and Naples.

After a long stretch of declines, it's nice to finally see both price measures pointing up. The regional median came in at $399,000, up 2.3% from last August, and price per square foot edged up 0.4% to $234. That's the first month since December 2023 that both have been above where they were a year earlier.

We set out to create some of the best local market pages in Southwest Florida, and we’re incredibly proud of how these came together. Naples Monthly Housing Market Update

Naples has now recorded year-over-year growth in closed sales for 13 consecutive months.

June added to that run. Closed sales rose 9.5%, pending sales increased 19.4%, median price rose 4.9%, and price per square foot increased 2.7%.

The increase in both price measures is important. Median price can rise when a greater share of expensive homes closes during the month. A simultaneous increase in price per square foot provides additional evidence that prices improved beyond a change in the mix of sales.

The greatest pricing gap remains above $1.5 million, where active asking prices per square foot were 16.8% higher than recent sales.

Bonita Springs Monthly Housing Market Update

Bonita Springs had 29.3% fewer homes for sale in June than it did one year ago, the largest inventory decline among the five cities we track.

The widest pricing gap remains above $1.5 million.

In that range, the median active asking price per square foot was 40.2% higher than the median from recent luxury sales. The gap was more than twice as wide as any other Bonita Springs price range.

Relisted homes that eventually sold showed a $74,900 median difference between their original asking price and final sale price. They also accumulated a median 262 days of total market exposure.

For luxury sellers, recent sales from the correct community, property type, and condition remain the strongest starting point for pricing.

Estero Monthly Housing Market Update

One Estero price range deserves a closer look.

Among homes priced from $750,000 to $1.5 million, the median active listing asked 6% less per square foot than recent sales. The same range also posted a negative gap in May.

That does not mean every home in the range is underpriced. Community, age, condition, view, home type, and builder inventory can all affect the comparison. It does show that buyers should examine this segment property by property before assuming current asking prices are too high.

The broader Estero numbers were also strong. Closed sales rose 26.8%, Competitive Inventory measured 1.4 months, and asking prices were closer to recent sales than in any other city we track.

Cape Coral Monthly Housing Market Update

Cape Coral closings fell in May, but June’s pending sales suggest buyer activity remained strong.

Pending sales increased 21.5% to 767. That total equaled 135.2% of Cape Coral’s recent monthly closing pace, the strongest rate among the five cities we track.

Cape Coral also recorded the highest pending-to-active ratio, the most showings per listing, and a 97.8% sold-to-list ratio. Closed sales returned to year-over-year growth in June.

Closings reflect contracts negotiated several weeks earlier. Pending sales provide a more current measure of buyer activity, and the June pipeline remained healthy as the number of homes for sale continued to decline.

Fort Myers Monthly Housing Market Update

Fort Myers buyers are still purchasing homes. Closed sales have increased year over year for 10 consecutive months, and pending sales rose 8% in June.

The harder part of the market continues to be pricing.

More than one in four active listings had already expired, been withdrawn, or been terminated during the previous 12 months before returning to the market.

Among relisted homes that eventually sold, the median difference between the original asking price and final sale price was $43,900. Those homes accumulated a median 229.5 days of total market exposure, compared with 57 days for homes that sold on the first attempt.

Relisting may reset the visible days-on-market count, but buyers and agents can still see the property’s full history.

Southwest Florida Monthly Housing Market Update

Southwest Florida months of supply peaked more than a year ago, but prices have responded differently across the five cities we track.

Regional months of supply fell from 9.2 last June to 6.1 this June.

Naples reached its low in price per square foot four months after months of supply peaked and has since improved. Bonita Springs followed a similar pattern in its three-month rolling price per square foot, reaching its low five months after the peak.

Cape Coral took 13 months to begin recovering. Estero followed a choppier path, reaching an initial low in September and a second low in March before improving over the past two months.

Fort Myers remains the outlier. Its price per square foot reached a new low in June, 15 months after months of supply peaked.
