Here's a free home inspection you can do yourself this weekend:

Take 5 minutes and slowly walk around your house.

Don't mow. Don't pull weeds. Just LOOK.

Gutters overflowing?
New stucco crack?
Soffit damage?
Standing water?
Loose screen?
Tree touching the roof?

You'll be amazed what you notice when you're actually looking at the house instead of walking past it.

Five minutes. That's it.

Yes, they sell these at the store.

No, that doesn't automatically make them a good idea. 😄

Accordion-style flexible sink drains have all those little ridges that love collecting debris.

That can mean slower drainage, buildup and more opportunities for clogging.

When I see one during an inspection, it gets documented.

Plumbing likes smooth pathways.

Just got a new roof?

Don't assume your insurance company automatically knows everything about it.

A new roof — or upgrades like impact windows and hurricane protection — may be a good reason to ask your insurance agent whether updated documentation or a new wind mitigation could help.

You paid for the upgrades.

Make sure you're getting credit for everything you're eligible for.

Outside + electricity + Florida rain.

You probably already know where I'm going with this. 😬

This exterior outlet cover was loose enough to leave a gap where moisture could get behind it.

Exterior electrical components have weather protection for a reason.

A couple minutes of repair today beats water finding its way somewhere it doesn't belong.

During this moisture intrusion inspection, the wall showed visible signs of moisture, and testing confirmed elevated moisture levels in the affected area.

Further inspection from the attic revealed dark staining on the truss tail and fascia in the same general area — another important piece of the puzzle when trying to determine where moisture may be entering.

Water intrusion isn’t always obvious, and the source isn’t always directly above where the damage shows up. That’s why I don’t just look at the stain — I follow the evidence.

If you’re seeing water stains, discoloration, bubbling paint, or unexplained moisture, don’t wait for it to get worse.

Homes usually give you a warning before something becomes a big problem.

A little stain.
A new crack.
A strange smell.
A door that suddenly starts sticking.
A drip that wasn't there last week.

None of those automatically means something terrible is happening.
But changes are worth paying attention to.

Here's something you DON'T want to discover during a plumbing emergency...

The shutoff valve won't shut off. 😬
Corrosion can make older valves extremely difficult — or impossible — to operate.

They sit untouched for years, right up until the moment you really need one.

Take a look under your sinks and behind your toilets sometime. If they're heavily corroded, that's worth addressing BEFORE there's water on the floor.

I want buyers to understand the house they're buying.

Where's the main water shutoff? What needs maintenance? What's important now versus something to budget for later?

You don't need to leave the inspection knowing how to fix everything.

You should leave understanding your new home a whole lot better.

Check for:
💧 Small drips or moisture
🔧 Corroded shutoff valves
🪵 Swollen or stained cabinet bottoms
