August is almost gone, but the Eastern Paving team is still going strong.

The seasons may be starting to turn, but paving conditions across the Mid-Atlantic are still solid; our crews are still fully in the field, and we are pushing hard to get every client project across the finish line before the window tightens.

If your commercial property still has work that needs to get done this season, pothole repairs, crack sealing, resurfacing, line striping, now is the time to make that call. Not in October. Now.

Projects completed in this window still benefit from summer-level compaction conditions and go into fall and winter at full strength. The same work done six weeks from now is a different conversation entirely.

Our team will come to your property, give you an honest assessment of what can realistically be done in the remaining season, and get you on the schedule.

The summer is winding down. We are not. Reach out today. 👇

August may seem early to plan for snow, but for property owners, it is the ideal time.

Consider the following priorities before fall begins:

Decide on your budgeting approach. A seasonal flat rate provides predictable costs, while per-event pricing means you pay based on actual occurrences. Each option manages risk differently, so consider it now.

Understand your liability exposure. Slip-and-fall claims are the primary winter risk for most properties, with settlements often exceeding $30,000. Documented service records are essential for protection.

Inquire about contractor capacity, not just pricing. The lowest bid is not beneficial if the contractor is overextended during major storms. Confirm which equipment and crews will be dedicated to your property.

Protect your pavement and landscaping. Improper plowing can damage curbs and asphalt, while excessive salting can deteriorate concrete and harm landscaping. Choosing the right contractor can lead to significant long-term savings.

Review last winter’s outcomes. Identify issues and unexpected expenses to guide your planning for this year.

Plan snow storage locations. On larger properties, effective storage planning ensures parking remains available throughout winter. Owners who sail through January did this work in August.

We are available to walk your property and discuss your needs anytime.

Fall is coming up soon, so now is the time to plan cleanup for your commercial property. 🍂

A good fall cleanup does more than just tidy up. It protects your landscape during winter and helps your property look its best in spring. Here’s what to include on your checklist:

🍂 Leaf removal. Leaves left on the grass trap moisture and block sunlight, which can harm or kill your lawn during winter.

🍂 Bed maintenance and cutbacks. Cutting back perennials and cleaning up beds now leads to healthier growth in spring.

🍂 Drainage clearing. If drains and gutters get clogged, it can cause flooding and ice problems when it gets cold.

🍂 Final mowing and turf prep. Preparing your lawn for winter now helps it grow back healthier next year.

🍂 Safety first. Wet leaves and debris can be slippery. Regular cleanup keeps your property safe.

Properties that look their best in spring are the ones cared for in fall. Eastern Landscaping helps commercial properties across PA, NJ, DE, and MD stay ahead of the season. 💚

August has arrived. If you manage a commercial property in the Mid-Atlantic, these are the paving priorities you should address now.

Unresolved repairs? Move now.
Potholes, cracking, and drainage issues should be addressed in August. Peak season conditions ensure the most durable repairs. Delaying until fall results in limited contractor availability and reduced weather windows.

Considering resurfacing? This is your decision month.
If your parking lot requires a mill and overlay or full resurfacing, make your decision in August. Fall schedules with reputable contractors are filling quickly. Acting now secures your project under optimal conditions.

Line striping before fall traffic ramps up.
September brings full commercial occupancy to office parks, retail centers, and healthcare campuses. Faded markings, unclear fire lanes, and deteriorated ADA stalls create liability risks. August is the ideal time to complete line striping.

Start planning next spring.
Larger capital projects such as full lot reconstruction, major drainage work, or significant reconfiguration should be scoped and contracted now to secure preferred spring scheduling. Property managers who plan in August secure the best crews and pricing for April.

Eastern Paving is currently scheduling August and fall projects for commercial properties across the US. Ensure your site is ready before the season ends.

"Low tolerance" in snow and ice management is critical for hospitals.

In this industry, properties are rated by the amount of snow or ice permitted before crews are deployed. Most commercial properties follow a standard tolerance: service begins at one inch of accumulation, treatment follows, and minor residual snow in low-traffic areas is acceptable.

Hospitals and medical facilities operate differently as low-tolerance properties. This means the following in practice:

❄️ Emergency access must remain clear at all times. Ambulance bays and emergency department entrances are maintained continuously, not only after snow reaches a certain depth.

❄️ Service begins before the storm starts. Pre-treatment is applied before any accumulation occurs.

❄️ Crews monitor and work continuously throughout the event, as hospitals do not pause for weather.

❄️ Surfaces are treated, re-treated, and treated again as needed. A walkway cleared at 2 a.m. may refreeze by 6 a.m., coinciding with patient arrivals for morning appointments.

❄️ We work around your shifts. Service is coordinated with shift changes, physician arrivals, and visiting hours to ensure safe access at all times. At a hospital, it can delay a doctor getting to a patient, or put someone already fragile at risk.

This is why healthcare properties require a different approach.

What a day out at the Country Club of Harrisburg! ⛳☀️

Eastern LLC was honored to sponsor the Charles N. Clarr Memorial Scholarship Golf Outing again this year, hosted by IFMA of Central PA on August 3rd.

Great weather, great company, and a great cause this event supports scholarships for students pursuing careers in facilities management. Our team had a blast representing Eastern on the course and catching up with familiar faces.

Thank you to IFMA of Central PA for putting together such a fantastic day. See you next year! 🏌️

Every summer, the snow industry falls into the same rhythm. Sales calls, material orders, new equipment, and yes, conferences. Good ones, too. We went to ours this year, learned what we needed to learn, and we're grateful for it.

But yesterday was a different kind of day.

Yesterday was our first Field Operations Managers training session of the year. That's the group that leads our crews through whatever this winter decides to throw at us.

No stage. No name badges. Just the people who matter most when the snow falls, sitting down together and getting to work.

Getting sharper together. ❄️

Regular mowing may seem simple, but it is one of the most important steps for maintaining a commercial property. 🌿

Here is why maintaining a consistent mowing schedule is important:

✅ Healthier grass: Mowing at the correct height and frequency strengthens roots and thickens turf, helping to prevent w**ds and disease.

✅ Professional appearance: Well-maintained turf signals attentive property management, while overgrown grass suggests neglect.

✅ Fewer w**ds and pests: Regular mowing prevents w**d spread and reduces pest habitats.

✅ Safer grounds: Maintained turf keeps walkways and common areas safe and accessible.

Consistent mowing is the foundation of every Eastern Landscaping maintenance program. We help commercial properties across PA, NJ, DE, and MD maintain their best appearance throughout the season.
