And when it’s 102° outside, suddenly that material you loved in the showroom has a few more questions to answer.

How hot does it get?
Is it slippery when wet?
How does it handle weather?
Where does the water go?

Travertine, limestone, porcelain, concrete—there are plenty of beautiful options.

But the right material has to do more than photograph well. It has to work for the way you’ll actually use the space. 🏊

Because around a pool, pretty is only half the job.

Kayla’s recipe for a kitchen that feels timeless without feeling too traditional:

Start warm. Keep it classic. Add just enough contrast.

For our Tanglewood project, that looked like:

Cabinetry: Shaker-style cabinets in Benjamin Moore Natural Cream, with flat top drawers for a cleaner look.

Hardware: Top K***s pulls in Honey Bronze + separate backplates for an extra layer of detail.

Backsplash: TileBar Portmore White 4x4, laid in a 33% offset for a traditional pattern with a little more texture.

Island: Dark walnut stain topped with walnut butcher block to warm up the lighter perimeter.

No single finish is trying to steal the show.

They just play really well together.

Lauren Decker says she’s not an emotional person.

Real estate apparently didn’t get the memo.

She gets invested in her clients, fights hard for them—her word was “Pitbull” 😂—and still gets emotional when they finally make it to the closing table.

Because somewhere between the showings, negotiations, problem-solving, and the occasional homeowner asleep during a showing, these people stop feeling like transactions.

This Crowley home is almost there.

Brandon has been leading this remodel from day one, and now we’re down to the final details.

Bold paint colors.

Thoughtful storage.

Tile that reaches the ceiling.

A finished home has a funny way of making every decision look obvious.

Of course that wall goes there.
Of course those materials work together.
Of course the kitchen feels like it belongs.

But long before this Tanglewood custom home looked like a home, it was plans, renderings, material samples, framing, and a whole lot of decisions.

What began as an unexpected rebuild became an opportunity to create something completely custom for one family—right in the Fort Worth neighborhood they already loved.

Plans became framing.
Framing became rooms.
Rooms became the places where life would happen.

And eventually, the house we’d spent so much time looking at on paper became home.

Pretty cool to watch it happen. 🏡

Suddenly, “we want to be moved by Christmas” becomes something you should probably start talking about now.

Not because you need to rush.

Actually, the opposite.

Starting early gives you the luxury of not rushing later.

A roof can look perfectly fine right up until it becomes everybody’s problem.

The seller thinks it has years left.

The buyer’s inspector isn’t worried.

Then insurance gets involved.

And suddenly, the roof nobody was talking about is holding up the whole deal.

That’s becoming a bigger conversation in Fort Worth real estate, especially with older roofs and the realities of North Texas hail.

If you’re buying, selling, or expecting to replace a roof soon, ask the questions before they become expensive ones.

How old is it?

What condition is it actually in?

And what does your insurance policy say?

Roofs are expensive.

Surprises are usually worse.

Hobby Lobby had Christmas trees out in July.

We waited until August, which we feel pretty good about.

But here’s what we keep running into.

Somebody calls in October wanting to be somewhere new for the holidays, and we end up doing the math out loud on the phone while they get real quiet.

Because “in by Christmas” was never really a closing date.

It’s a tree in a new living room. Your mom seeing the place for the first time. Everybody crowded into a kitchen you actually like.

Work backward from that, and buyers and sellers land in roughly the same place: under contract by early November.

If you’re selling, that means getting listed around late September—and ideally sooner. Which means the prep starts before the weather cools off.

If you’re buying, that means shopping by late September with a pre-approval already in hand.

The point isn’t to rush.

It’s to start early enough that you don’t have to.

If being in a new home by Christmas is the goal, now’s the time to start building the calendar backward.
