“I just need ONE more document…” — every mortgage lender, approximately 47 times. 📄😂

I know it can feel like we’re asking for your entire life story, but there really is a reason behind it. Underwriting has to verify things like your income, assets, employment, credit, and funds for closing so your loan meets the guidelines and can make it all the way to the closing table. 🏡

Sometimes one document answers a question… and sometimes that document creates three more questions. Welcome to mortgages. 🤣

The good news? We’ll walk you through it, explain what’s needed, and keep things moving. It may feel like a lot in the middle of the process, but getting those documents in quickly can help make the road to closing much smoother.

Not always! 👀

Paying off debt can absolutely make sense in some situations, but sometimes keeping cash available for your down payment, closing costs, reserves, moving expenses, and the million little things that come with buying a home may be the better strategy.

That’s why I don’t want you paying things off just because somebody told you that’s what you’re “supposed” to do. Your income, credit, debts, savings, and loan program all work together—and every buyer’s picture is different.

Before you drain your savings or start paying off accounts, let’s run the numbers first. I’d much rather help you make a plan than have you make a big financial move that wasn’t necessary. 😉
