Sellers cannot just hire anyone to complete repairs on a home. Repairs are expected to be completed in a good and workmanlike manner, and the property should not be left in worse condition than when you originally viewed it or went under contract.

Military families, this is one of those things that can easily get overlooked during the home buying or selling process 👀

If you’re active duty and planning to use a POA (Power of Attorney) because you’ll be deployed, in the field, or unable to attend closing, make sure your spouse or trusted individual is prepared ahead of time.

Many people don’t realize that the closing attorney or title company may require an “Alive & Well” confirmation from Command before closing can move forward.

A little preparation now can help prevent delays later.

A lot of buyers don’t realize this 👀

If you’re trying to qualify for a mortgage using TWO full time jobs, lenders typically want to see that you’ve been working both jobs consistently at the same time for at least 24 months.

If you’re shy of that two-year mark, the lender may default to using just ONE source of income rather than both when qualifying you for the loan.

That’s why talking to a lender early is so important. What you make on paper and what can actually be used for qualification can sometimes be two different things 🏡

Every scenario is different and some loan programs may allow exceptions, but consistency is huge in lending. Always make sure you know your numbers before falling in love with a home. My DM is open to All real estate questions

These sellers were referred to me by their neighbor whose home I previously sold. Their home had actually been listed with another agent for 6 months without selling. At one point they were even considering renting it out after it sat for so long. Their neighbor reassured them that I would get the job done.

Because time had already been lost, I knew we had to be strategic. I reached out to another incredible agent, Danita, and asked if she’d partner with me on this one. Two heads are always better than one. Every week we adjusted the strategy and marketing until the home finally went under contract after 42 days. It was definitely a journey, but we got it done 🙌🏽

I keep hearing the same three things from buyers in Frederick right now.

“Prices are dropping.”
“Homes are sitting forever.”
“I can lowball and win.”

Let’s slow that down.

Are prices softening in certain pockets? Yes.
Are we seeing longer days on market compared to the frenzy years? Also yes.

But that does not mean the market is collapsing.

Price adjustments are happening mostly on homes that were overpriced to begin with. Well positioned homes are still selling close to list. And homes are sitting longer because buyers are more cautious, not because sellers are desperate.

That distinction matters.

A stabilizing market creates opportunity, but only for buyers who move strategically.

Lowballing without context can cost you the house.
Waiting for a crash that may not come can cost you time and leverage.
Assuming every seller is panicking can cost you credibility.

It is a market for smart negotiation and understanding the numbers.

This is what a Friday in real estate looks like 👇🏾

9:00 AM – Negotiated offer terms for my investor client 🤞

10:00 AM – Signed a buyer agency agreement and officially onboarded a new client🔥

10:30 AM – Email correspondence with the builder and my NC client who’s currently under contract on a new build.

10:38 AM – Got the call that a referral I sent to my NJ partner is officially UNDER CONTRACT 🙌🏾 Love when teamwork pays off.

11:00 AM – Buyer consultation executed. Goals discussed and connected with a lender partner

11:18 AM- Recieved Referral from NJ Partner

12:00 PM – Follow-up emails and knocking out backend tasks.

1:00 PM – Connected a buyer looking to purchase with one of my trusted lender partners in Minnesota.

And the day isn’t even over yet. Still plenty on the to-do list… but I wouldn’t trade this for anything.

Squeezing lunch in where I can 😅
