Questions you should be asking as a home buyer!

If you’re buying a home, here are some additional questions you may want to ask beyond the disclosure statement:

• Were any repairs completed within the last two years?

• If so, what repairs were completed?

• Were the contractors who completed the work licensed and insured?

• Were any structural repairs made to the property?

• Were permits required for any of the repairs, and if so, were they pulled and closed out?

• Are there receipts, invoices, warranties, or other documentation for the work?

Buying a brand-new home is exciting, but don’t stop your research at the floor plan.

Before you buy, ask these questions:
✔️ Are rentals allowed?
✔️ Is there a limit on investor-owned homes?
✔️ Does the HOA restrict short-term or long-term rentals?
✔️ What do the restrictive covenants say?

The neighborhood you buy into can have just as much impact on your experience as the home itself. Taking the time to review the community rules now can save you from unexpected surprises later.

There’s just something about being in the right room.

Went to a networking event at Tropix Pots Cuisines Bar & Grill today and honestly, I got so much out of it. Met some really solid people, picked up some good insight, and had a few conversations that I know are gonna stick with me as I keep growing my businesses.
Also… quick side note, those shrimp tacos? Yeah, they are everything 🙌. Easy 10/10.

I love seeing local spots like Tropix creating an environment where people can actually connect and build. If you haven’t been yet, you should definitely check them out. Trust me on that.

The story of how we got our offer accepted on this condo is pretty wild 🤪😂🙌

Our offer on another home had just been rejected, and my buyers were feeling bummed. They were starting to experience buyer fatigue.

Then we saw another condo in the same exact building was on the market.

We immediately scheduled a showing, and before we went, I called the listing agent to introduce myself, let him know we’d be touring the property that day, and ask if there was anything specific the sellers were looking for. That’s when he told me they already had an offer in hand and were in the middle of ratifying it 😭😭😭😩 (insert a slow motion yelling “nooooooooo” like in the movies 😂) My buyers were bummed and didn’t even want to go see the home anymore but decided to go anyways. I asked the listing agent to give us just a few hours. I told him we’d know shortly after the showing whether we’d be submitting an offer. He spoke with the sellers, and thankfully, they agreed to wait. The moment we walked through the front door, my buyers fell in love with the home. We didn’t waste any time. I called the listing agent immediately and let him know we were writing an offer. Knowing we were competing, we had to make our offer stand out. We shortened our closing timeline to just 20 days, accepted it AS-IS with the condition that the buyers would only ask for repairs if called on the home appraisal, we offered the sellers 7 days of post-settlement possession so they could finish packing, and I even offered to cover up to $500 of their moving expenses 😮‍💨 🥵. We pulled every string we could to make our offer as attractive as possible.

And it worked.

Fast forward to closing day, and my buyers finally got the keys to their new home and will be settling in within a week. Watching the smiles on their faces is why I do what I do 🤗
