Social media: “Just buy a duplex with FHA, live in one unit for a year, rent out the other, repeat and become rich.”

Finding the “right” realtor determines how well the process goes or how far left you end up.

Pay attention to how they communicate.
Do they educate you or pressure you?
Do they take time to understand your situation?
Do they actually listen?
Do they make you feel informed and confident throughout the process?

Confidence in real estate isn’t pretending to know everything. It’s acknowledging that you may not have all the answers at that moment but dedicated to discovering it and genuinely caring about the people you serve.

Sellers cannot just hire anyone to complete repairs on a home. Repairs are expected to be completed in a good and workmanlike manner, and the property should not be left in worse condition than when you originally viewed it or went under contract.

This is information every home buyer should know before getting to the closing table.

Military families, this is one of those things that can easily get overlooked during the home buying or selling process 👀

If you’re active duty and planning to use a POA (Power of Attorney) because you’ll be deployed, in the field, or unable to attend closing, make sure your spouse or trusted individual is prepared ahead of time.

Many people don’t realize that the closing attorney or title company may require an “Alive & Well” confirmation from Command before closing can move forward.

A little preparation now can help prevent delays later.

A lot of buyers don’t realize this 👀

If you’re trying to qualify for a mortgage using TWO full time jobs, lenders typically want to see that you’ve been working both jobs consistently at the same time for at least 24 months.

If you’re shy of that two-year mark, the lender may default to using just ONE source of income rather than both when qualifying you for the loan.

That’s why talking to a lender early is so important. What you make on paper and what can actually be used for qualification can sometimes be two different things 🏡

Every scenario is different and some loan programs may allow exceptions, but consistency is huge in lending. Always make sure you know your numbers before falling in love with a home. My DM is open to All real estate questions
