The 138th Gillespie County Fair runs the 27th–30th — the oldest county fair in Texas, and it’s ours. Rodeo, races, funnel cakes, the whole thing. Add in Trade Days this weekend, grape stomps at Wildseed, Harvest Festival at Messina Hof, Jaws on the lawn at Witcher, and LBJ birthday games out at Sauer-Beckmann... and there’s truly something happening just about every night.

It’s hot. I know. But this is the good stuff — the reason people move here and the reason we stay!

A few of these need tickets or reservations, so plan ahead.

Halfway through the year, and the numbers tell a clear story: Fredericksburg is a buyer’s market right now. Here’s what that actually means…

Homes are still selling and sellers are holding solid value — they’re just taking a little longer to get there than they used to. A balanced market runs around 6 months of inventory, and we’re well above that, with short-term rentals higher still.

The takeaway is simple: this is a market that rewards smart pricing and a little patience.

I won’t try to call where things go from here — nobody really can. What I can do is give you a straight read on where we are, and help you make a smart move with it.
