The market continues to show some movement. Sales were down 2.3% from last year, but the median sold price increased 3% to $440K. Homes averaged 41 days on market, giving buyers a little more time while making strong pricing and presentation especially important for sellers.

CYPRESS TO ASHLAN | CLOSED

2665 Cypress Ave, Clovis → 11839 E Ashlan Ave, Sanger

This one feels especially meaningful.

My clients (also my neighbors), had been dreaming about finding a place with more land, more space, and the country lifestyle they had always wanted.

After discussing a few times over the last year, we started looking into options and made a plan together, and when the time was right, we put that plan into action.

First, we put their beautiful home at 2665 Cypress Ave, on the market.

Their sale was contingent upon purchasing their replacement property, so we had a few very important pieces of the puzzle to coordinate. We didn’t have much time to get into escrow, but we made some quick adjustments and received a great offer and were able to move forward on Ashlan.

Together we successfully navigated both sides of the transaction, and today both escrows closed. With the help of and with experienced agents on both sides (Ken Lucas and Jilian Sullivan), we had smooth escrows. And all parties to the transactions shared the same vision and wanted it to work out.

I am sad to see my friends leave our neighborhood, but excited for their next chapter.
