What does more choice look like in the Fresno–Clovis housing market?

August ended with 1,275 active listings—9% more than a year ago—while 444 homes sold, down 5.3%.

For buyers, that means more available options across the combined market. For sellers, it makes understanding the nearby competition especially useful.

The median sold price was $425,000, down 4.5% from last August. That reflects the mix of homes that sold; it doesn’t mean every home lost that much value.

With more homes for sale, is it getting harder to sell in Fresno and Clovis?

Not necessarily, but sellers do have more competition than they did a year ago.

When buyers have more homes to consider, preparation matters.

That means understanding how your home compares with other homes on the market, having a clear pricing strategy, preparing the property well, and setting realistic expectations about how buyers may respond.

Homes are still selling. But with more inventory, sellers need to pay closer attention to pricing and market positioning.

That is one of the reasons I think it is important to look beyond the headline numbers and understand what is happening around the specific home you are trying to sell.
