Friendswood Real Estate Market – July 2025 Update 🏡

Curious how the Friendswood market is shaping up this summer? Watch the video 📽 below for a full breakdown, and check out the highlights:

📈 Median sale price in June was about $519K—up 11% from last year!

☑️ Number of homes sold increased by nearly 6% year-over-year.

Days on market averaged around 40, almost double compared to last year, indicating more time to make decisions.

Sale-to-list price stayed around 97%, with 16% of homes selling above list, but 42% of listings had price cuts.

Inventory is rising—nearly 380 listings active, with more price drops and pending deals than last year.

What all this means:

Sellers still have the upper hand—but expect slower transactions and more negotiation.

Buyers: Don’t wait. There are some deals to be had in this market!
