** #1 — Know your deadline.**
Find the foreclosure notice, identify the scheduled sale date, and work backward. Time matters.
** #2 — Know your numbers.**
What is your home worth?
What do you owe?
What would you potentially net after selling costs?
A real **net sheet** is a lot better than a mystery cash offer sliding into your DMs.
** #3 — Understand ALL your options.**
Selling may be one option—but it shouldn't automatically be the ONLY option you're considering. Depending on your situation, there may be other paths worth discussing with the appropriate professionals.
** #4 — If selling makes sense, build the plan around the deadline.**
Price. Buyer. Title. Closing. Timeline.
Because here's something people sometimes learn the hard way:
**A signed contract does NOT automatically mean the foreclosure sale is canceled.**
** #5 — Verify everything.**
With your authorization, your real estate professional can coordinate with the appropriate parties and help verify the status of the foreclosure process and any postponement or cancellation **in writing**.
