Here is in image that can show some potential roof hazards even if you do not have a leak.
Insulation build up in areas can clog your soffit area preventing proper airflow. Inturn can cause ice daming. This can hold water against the wood facia area & cause water to enter.
Light fixture not caulked or properly sealed to prevent humidity from entering the attic. This moisture will gather & hold in your insulation and cause rot and potentially mold. I have personally seen in a home inspection the bathroom exhaust fan vent into the attic. This vent should extend to the outside or will cause the same issue of moisture & rot.
I as a real estate agent have a deeper understanding for the fundamental commitments of a home and how they function. Though I am NOT a home inspector my father is. Tips from your local Realtor! It's the time of year people are cleaning up their property. If you realize your crawlspace door or an old shed was left open please take a couple steps before closing it up. Wild animals and even pets will explore these area or seek shelter there from cold or rain. Please make sure no one's kitty is being closed inside. Please explore this are and make lots of noise to scare anything out. I even encourage taking the extra step of leaving a water bowl & checking again in a day or 2. This could save someone's lost pet!
