30 days. 30 terms. One goal: making sure you're ready.

When you sell a home you've poured yourself into, it's more than a transaction. It's a milestone. And whether you're moving across town or across the state, you deserve to go into that process informed, prepared, and supported.

The families I get to work with aren't just clients — they're neighbors. I know these streets. I know this market. And I know that every move-up seller has a vision for what comes next.

If any of these terms sparked a question — about your home, your timing, or your options — I'd love to continue the conversation.

Your next chapter might be closer than you think. Let's talk about what's possible. 🏡

What if your buyer could take over your mortgage rate — and your home sold faster because of it?

The Garcias had refinanced in 2021 at 3.1%. When they listed their home, their agent realized the FHA loan was assumable — meaning a qualified buyer could take over their low-rate mortgage instead of getting a new one at today's rates. Within a week, they had buyers specifically seeking assumable loans.

Not all mortgages are assumable — VA and FHA loans often are. But if yours is, it can be a significant marketing advantage in a higher-rate environment.

Not sure if your mortgage is assumable? It's worth finding out before you list. Let's check together.

Before you sign anything, you should know exactly what you're walking away with.

Before the Coles ever put their home on the market, we sat down with a seller's net sheet. It laid out their expected sale price, estimated commissions, closing costs, remaining mortgage balance, and projected net proceeds — all in one document.

No surprises. No 'wait, I thought we were getting more.' Just clarity. The net sheet is one of the first things I put together with every seller, because informed sellers make better decisions.

Want to see what your numbers could look like? I'll build one for you, free, with zero obligation.

Buyers in competitive markets have a secret weapon. You should know about it.

The Torres family loved a home in 43081 and knew they'd face competition. Rather than guess at an offer price, their agent suggested an escalation clause: they'd offer $375,000 but automatically beat any competing offer by $5,000, up to $400,000.

As a seller, knowing escalation clauses exist helps you evaluate offers more strategically. That offer that looks lower on paper might actually win — and come out ahead.

Understanding buyer tactics makes you a better seller. That's the kind of intel I bring to every listing.

Are you getting a tax break on the home you're about to sell?

The Washingtons had been in their Westerville home for 11 years and had faithfully filed for their homestead exemption every year — a property tax reduction available to Ohio homeowners who use the property as their primary residence.

Many homeowners file once and forget about it. Others never file at all and leave money on the table. It's worth knowing where you stand — both for the years you've lived there and as you plan your move.

It's one of those things that's easy to overlook. Happy to point you toward the right resources in Franklin County.

The night before closing, the buyer will be back in your home one more time.

The Hendersons thought the hard part was over — then they got a call. The final walk-through showed the chandelier they'd promised to leave had been taken down. A new negotiation, three days before closing, over a light fixture.

The final walk-through is the buyer's chance to confirm the home is in the agreed-upon condition — that repairs were made, nothing was removed that should stay, and everything is as expected. It's a small step that sellers often overlook.

The details matter all the way through closing. I walk every seller through what to expect at each stage so there are no surprises.

'Selling as-is' sounds like giving up. It's not always.

When the elderly Petersons inherited a property, it needed work. Rather than invest time and money they didn't have, they listed it as-is. They attracted investors, flippers, and cash buyers who expected — and welcomed — a project. The sale was smooth, fast, and fair.

Selling as-is means the seller won't make repairs or negotiate credits based on inspection findings. It attracts a specific type of buyer and sets clear expectations from the start. Sometimes that's exactly the right strategy.

Not every situation calls for the same approach. Let's find the selling strategy that fits YOUR life and goals.
