While that's a slight relief, it's still 2.2% higher than last year, with mortgage rates averaging 6.66%. Affordability varies widely—Idaho and Nevada remain among the least accessible for new buyers, while Louisiana and North Dakota offer a bit more breathing room. US Buyers Navigate 14-Month Cost High
As we move through late Q3, many US buyers are feeling the impact of a 14-month peak in monthly payments—now averaging $2,600. Mortgage rates have climbed, and with the national median sale price up about 2% year-over-year to nearly $399,000, affordability remains a real challenge. This steady pricing has kept pending sales flat month-over-month, and slightly lower compared to last year.

It's interesting to note that while mortgage-purchase applications dipped a bit, new listings also saw a seasonal drop around the holidays—though they’re still a touch higher than the same period in 2025. For sellers, pricing strategy has never been more critical: about 21% of active listings made price cuts. In my own experience working with Galveston and Greater Houston clients, sharper pricing can spark buyer interest, while overpricing often causes hesitation.

On a positive note, inventory has improved, with active supply up around 2% year-over-year to 1.5 million homes, pushing us closer to a four-month supply. While we’re not quite at balanced market levels yet, having more options on the market is a step in the right direction.
