A lot of people don’t realize that Realtors don’t get paid to answer your calls, send emails, research properties, drive across town for showings, negotiate with landlords, or spend hours helping you get approved. We only get paid when YOU successfully move forward.
That means every mile driven, every property toured, every phone call made, and every hour spent working on your behalf is a risk we’re taking before we’ve earned a single dollar. When it comes to second-chance housing, that workload is often doubled. It requires more research, more landlord communication, more problem-solving, and more advocacy than a typical rental search.
Unfortunately, I’ve invested countless hours helping people get approved only for them to disappear, change their mind, not pay the deposit, lease elsewhere, or fail to list me as their agent after countless days or weeks of services. At that point, I’ve done all the work and earned nothing.
A retainer fee isn’t about making extra money. It’s about making sure we’re both invested in the process. I take the risk by putting in the work. The retainer shows you’re serious about following through.
This is my career, my business, and how I provide for my family. I love helping people, but I can no longer afford to work for free.
