1) Find out where your home stands in today’s market. Knowing your estimated value and current competition gives you a much better starting point.

2) Don’t overdo the pre-listing projects. Some improvements can help your sale, while others may not be worth the time or expense.

3) Give your home a post-summer checkup. HVAC, roofing, landscaping, pools, and exterior surfaces can all show signs of Arizona’s summer heat and monsoon weather.

4) Think beyond your list date. If you have a target move or closing date, factor in the entire selling process when deciding when to hit the market.

5) Pay attention to your specific neighborhood. What’s happening across Arizona doesn’t always reflect what’s happening in your community or price point.

Because the reality is, waiting has a cost too.

Home prices haven’t stopped moving. Rent hasn’t stopped increasing. And life definitely hasn’t stopped happening while buyers wait for the “perfect” rate.

I’m not saying everyone should run out and buy a house right now. Buying has to make sense for your finances, your monthly payment, and your life. But if the only thing keeping you on the sidelines is waiting for lower rates to come back, it may be time to build a plan around the market we actually have instead of waiting for one that may never return.
