🏡 Sometimes losing the first house leads you to the one you're actually meant to own. ❤️
Last week was a whirlwind between work and family, and I almost forgot to share one of my favorite closings!
Congratulations to my amazing buyers on their new home! 🎉
I first met them at an open house I was hosting in Niles. They fell in love, we wrote a strong offer... and lost. Over 20 offers came in on that home, and while it was disappointing, they didn't let it discourage them.
The very next weekend we were back out looking.
Their wish list was a little different:
✨ She wanted a beautifully updated, move-in ready home.
🛠️ He wanted a project—a place where he could make it his own.
Finding both in one house isn't always easy... until we found the one.
It checked every box: updated throughout, move-in ready, and a framed basement that was practically a blank canvas for future projects.
There was one catch...
The home had already gone under contract twice in the past month, and both buyers backed out before even getting to the inspection. The seller was understandably frustrated and exhausted.
Instead of assuming something was wrong, I picked up the phone and called the listing agent. After listening to the situation, we realized the issue wasn't the house—it was simply buyers getting cold feet.
So we changed our strategy.
Before the scheduled open house, we submitted a strong offer with hard earnest money to show the seller we were serious and weren't going anywhere.
The result?
✅ Offer accepted before the open house.
✅ Open house canceled.
✅ They won the home for just $5,000 over asking.
✅ And the home appraised for well above what they paid.
This is why real estate is about so much more than opening doors. It's about listening, asking questions, solving problems, and knowing when a different strategy can make all the difference.
