Here's how I'd rank Arizona rental markets right now. These are the metrics…but DO NOT forget to account for the other “4 Engines” of Wealth Building!!
🥇 1st Place: Phoenix Metro – Still the most complete market in the state. Strong job growth, strong population growth, and enough renters and buyers to support just about every investment strategy.
🥈2nd Place: Mesa – The underrated sweet spot. Lower entry prices, strong rental demand, and a nice balance between cash flow and appreciation. The tradeoff is dealing with more older homes and the occasional maintenance surprise.
🥉 3rd Place: Chandler/Gilbert – More expensive to get into, but some of the best tenants you'll find. Strong appreciation, low vacancy, and neighborhoods that tend to attract people who stick around.
📈 4th Place: Goodyear, Avondale, and Surprise – If I was betting on growth over the next 5–10 years, I'd be paying attention to the West Valley. New homes, new retail, new infrastructure, and a lot of people moving in.
The funny thing about real estate investing is that everyone is looking for the "best" market, when most of the time they're really looking for the market that fits their goals, budget, and risk tolerance.
