This is the second dry year in a row for Maine and New Hampshire. Maine's Drought Task Force counted 541 dry wells in 2025, led by Oxford, Somerset, Cumberland and York counties.

There's an upside for buyers. A well that keeps up late in a dry season has passed a harder test than one checked in April, when snowmelt has the water table high.

During the inspection we run several fixtures at once, the way a family uses water, and watch how the pressure and the pump hold up.

New Hampshire is permitting new homes at its fastest pace in about twenty years, and the median single-family price hit a record $575,000.

A lot of buyers stretching for a new house in Dover, Rochester or Portsmouth assume the town already did the checking. A building permit and certificate of occupancy confirm that the structure met code minimums on the day the permit was pulled. That isn't a condition report written for the buyer.

A private inspection is a separate look at the finished house as it stands.

For a lot of Maine and New Hampshire houses, the first cold nights are the first time the heat has come on since April.

Efficiency Maine says Mainers have installed over 200,000 heat pumps. In many homes the heads have been running in cooling mode all summer, so a showing on a warm afternoon tells you nothing about how the house heats.

A fall inspection runs the heating system with its normal controls and reports anything that doesn't operate.

Maine DEP counts roughly 400,000 home heating oil tanks in the state and responds to about 1.5 spills a day from them. Corrosion is the leading cause, and it usually works from the inside out.

Water and sediment settle at the bottom of the tank and eat the steel below the oil line, so the outside can look fine. DEP treats 25 years as the design life of a tank. An inspection can tell you the age, the support, the protection and the condition of the parts.

If you close before winter, the tank comes with the house.

More than half of Maine homes draw water from a private well, and no state law sets quality standards for it. What's in the water is up to the owner.

Arsenic comes out of Maine's bedrock naturally. You can't see, smell or taste it. Statewide, about one in ten private wells is over the federal limit, and in a study of more than 1,100 bedrock wells around Buxton and Hollis, 42% were over.

If you're buying on a well, FPI collects the water sample during the inspection and coordinates the lab analysis.

An ice dam is a heat problem, not a gutter problem. Heat leaks into the attic, warms the roof deck and melts the snow. The water refreezes at the cold eave and backs up under the shingles.

When we open the attic hatch, the same things come up again and again in Maine and New Hampshire houses: insulation that thins out at the eaves, soffit vents buried under blown insulation, and bath fans vented into the attic instead of outside.

If you close this fall, the attic is where the first winter shows up.

Foundation vents exist for a summer problem, and they create a winter one.

The original idea was straightforward: let outside air move through the crawlspace and carry moisture out with it. In practice that works better in some climates than others, which is why encapsulation has become common.

What is not debated is what open vents do in a cold snap. They bring the crawlspace to outdoor temperature, and everything running through that space, supply lines especially, comes along with it. A bare pipe does not need a week of hard freeze. A few hours will do.

So the checks that matter before winter are simple: are the exposed lines insulated, is the ductwork intact, and is the ground barrier still doing its job.

Insurance carriers ask about k**b and tube wiring for two specific reasons, and neither is that the wiring is old.

The first is grounding. K**b and tube has no equipment ground. Everything plugged into a modern house assumes one, which is why you find three prong outlets on two wire circuits in these homes, providing the appearance of a ground and none of the function.

The second is heat. The system was designed with conductors running through open air so heat could dissipate. When somebody insulates an attic decades later and buries the wiring in it, that heat has nowhere to go.

Most older New England homes are partially rewired. The useful question is never whether k**b and tube exists somewhere in the house. It is which of it is still carrying load.

Buying a home on a well in Maine? PFAS belongs on the water test.

Maine DEP has tested thousands of private wells for PFAS. About 18 percent came back over the limit, and parts of central Maine run a lot higher than that.

You can't see it, smell it or taste it. A lab result is the only way to know, and your inspection window is the time to get one.

Buyers see a crack in a foundation and assume the worst. Inspectors read the direction first, because direction is most of the diagnosis.

A thin vertical crack in poured concrete is usually shrinkage from curing. It is extremely common and by itself is not a structural finding, though it can still be a water path.

A stair step crack in block follows the mortar joints and indicates one part of the foundation has moved relative to another. That is worth understanding: what moved, why, and whether it is still moving.

A horizontal crack is the one that earns real attention, because it suggests the wall is being pushed laterally, usually by saturated soil outside.

What all three have in common is that the useful next question is about water and soil, not concrete.
