NAHB Builder Confidence Rises to 35 in August 2026
Builder confidence in the housing market ticked up to 35 in August 2026, according to the NAHB Housing Market Index. While that’s an improvement, it’s still not quite into positive territory. The reality is, high borrowing costs and construction expenses continue to weigh on both builders and buyers, and demand remains uneven depending on where you look. We’re seeing 35% of builders lowering prices by about 6% to help move single-family homes, with the Midwest showing the strongest activity while the South and West are trailing behind.

Lately, we’re seeing a dip in overall consumer confidence across the US—the lowest it’s been in seven months. Interestingly, while many people feel somewhat better about their current situation, concerns about income, business, and jobs in the coming months are growing. The present-conditions index even jumped about 7 points to 121, but expectations slipped by roughly 6 points to 68, which is a level often linked with recession risk. Early in Q3, employers cut 23,000 jobs and unemployment nudged up to around 4%—not because of more hiring, but because more people left the workforce.

For those of us working closely with buyers and sellers every day, it’s notable that even with softer confidence, homebuying expectations only eased a bit in mid-Q3 and then continued to rise. Around 61% of people still expect interest rates to move higher. With the Fed holding rates steady for now and the market not expecting quick relief, borrowing costs look set to stay high through the end of the year.
