There's a pride that's hard to put into words when I look at what the Latino community has built here in West Michigan.

This month, we celebrate Hispanic Heritage Month. For me, it's personal. I grew up in this community. I see families who work hard every day and dream of a home where the kids have space to grow, where Sunday meals bring everyone together, where roots go deep. Ese sueño es real. That dream is real.

Homeownership is one of the most meaningful ways a family plants those roots. I became a loan officer because I want to walk families through that process. Patiently, respectfully, en español when that's what you need. Con confianza.

"If one lender said no, they all will." Eso es lo que mucha gente cree. And I understand why.

A lot of the time, what actually happened is this: the lender's own internal rules said no. Not Fannie Mae. Not Freddie Mac. The lender added extra requirements on top of what the agencies actually require. Higher credit score minimums, stricter debt limits, more reserves. These are called overlays. And they're not government rules. They're that particular lender's rules.

Priority Home Mortgage doesn't add those. If your file meets Fannie Mae or Freddie Mac guidelines, I'm not layering a harder bar on top. I work from the actual agency guidelines, not a tighter internal version.

That's why a buyer who got a no somewhere else sometimes gets a yes here.

The myth sticks because most people never hear the word "overlay." They just hear no, walk away, and assume it's the final answer.

"No calificas aquí" is not the last word.

When a family comes to me after hearing that somewhere else, the first thing I do is look at what programs we actually carry. At Priority Home Mortgage, we hold one of the largest portfolios of non-QM and alternative programs in the region. Bank statement loans, ITIN options, asset-based programs. Things a big bank or a smaller shop often just does not have access to.

Here is the part most people do not know: non-QM guidelines are not the same everywhere. Each lender sets their own. So a loan that gets declined in one place may fit somewhere else, not because we bent a rule, but because the rules themselves are different from lender to lender. The depth of the shelf is what matters.

What I am doing on my side is going through that shelf carefully. Reading the actual guidelines, not just going off a quick answer. That takes a real conversation about your full picture. Pero vale la pena. It is worth it.

"You don't fit the box" is often the start of the question, not the end of it.

One of the biggest things that stops families from even asking about buying a home is this idea: "We need 20% down first."

I hear it all the time. Y lo entiendo. When you grow up watching your parents save every dollar, the thought of coming up with $40,000 or $50,000 before you can even start feels impossible. So you put the dream on hold.

Here's what I want you to know: 20% down is a myth for most buyers today.

There are loan programs with down payments as low as 3%, 3.5%, or even zero, depending on your situation. That doesn't mean there are no costs upfront. There are closing costs and other things to plan for. But the "20% or nothing" idea keeps a lot of families from a conversation they could have had years earlier.
