The good news, houses appear to be a little more affordable than one year ago as housing prices drop. In other news, rates are at nearly 9%.

THE CRUX - A year ago, if a $250k home price had dropped 25% to $187.5k, a buyer would have saved about $140/month on mortgage payments. Whereas, current rates would cost a buyer approximately $65/month more for the same 25% reduction in price.

Summer is an excellent time to establish a family emergency plan. Here are some things to discuss, it is essential to include all family members.

- Where will you meet if you need to evacuate?

- What are the best escape routes for each family member? (I suggest practicing the escape routes)

- Choose a contact person outside of the family. Be sure all family members store or memorize the contact's number. (I suggest someone that lives close to your home)

- Teach/review with children how to call 911.
