“Some buyers wait until the value is obvious. Others buy before everyone else can see it.” 🌱

Right now, buyers visiting Boardwalk Penthouse #552 see construction across the street.

We’ve also watched Boardwalk inventory take longer to move while that construction has been underway. Can we say the construction caused it? No.

But here’s what we can say:

The neighborhood around Boardwalk is in the middle of a significant transformation.

The former Monroe North district has officially become River North—a new identity reflecting the investment, energy and evolution happening along this stretch of the Grand River.

And directly across from Boardwalk, nearly $10 million is being invested in Canal Park, including enhanced river access, trails, a universally accessible playground, flexible gathering spaces, ecological improvements and flood protection. Completion is targeted for fall 2026.

Today, there’s a fence.

Soon, there’s a completely reimagined riverfront park outside your front door.

No one can guarantee what any property will be worth in the future. But historically, desirable parks, walkability, and continued neighborhood investment can contribute to stronger demand and property values.

So the question becomes:

Yesterday, River North unveiled its new mural.

The mural was created by Detroit-based artist Mark Serra & Co., who spent three and a half weeks bringing it to life—using 25 gallons of paint and working through some seriously hot August days. His goal was to make the wall feel vibrant, fun and full of the energy of the neighborhood. Mission accomplished.

Beautiful? Absolutely.

But as investors, we see something bigger.

When Corewell Health made a major commitment to this once-sleepier corner of downtown Grand Rapids, it sent a signal. We noticed it. We invested here. And the momentum has kept building.

Now look at what’s happening around us:

✓ A proposed $185M mixed-use development with a 20-story apartment tower, 342 residences, a 160-room hotel, parking + retail
✓ Approximately $10M being invested into Canal Park
✓ A $4.5M state grant helping strengthen connections through the district
✓ More housing in development
✓ The rapids coming back to the Grand River
✓ New public spaces, trails, river access + amenities
✓ And now an intentional new identity: River North

A mural doesn’t create a neighborhood.

Investment does. Infrastructure does. People do.

P.S. One of my favorite moments yesterday was seeing Joan Secchia Nowak in the front row with her husband, John, absolutely beaming as Mark spoke. Peter Secchia cared deeply about bringing people together to make Grand Rapids a better place to live, work + play. Watching Mark continue that legacy, and watching his mom so proudly take it all in…was pretty darn special.

The headlines say one thing.

The local data says something more important.

Grand Rapids is still performing differently than the national market—but that does not mean every home will sell well at any price.

Swipe through the data and pay attention to the real takeaway:

Buyers are still buying.
They’re also paying attention.

Price matters.
Presentation matters.
Marketing matters.
And value matters more than ever.
