Some deals are just numbers on a page. This one had heart.
When we listed a beautiful colonial on a large corner lot on N 111th Street in Milwaukee, we knew it wouldn't last. Sure enough, three offers came in. Our seller countered all three, and all three multiple counters came back accepted. Now they had to choose, and every offer looked practically identical on paper.
Except one thing wasn't on paper. It was on the Ring camera.
The seller kept replaying the buyer's video from the showing. "You could just see it," she said. "The way she looked, she was already imagining her life there." Our seller felt it in her heart: this was the buyer who would love this house the way they had.
But the head and the heart don't always agree.
The home was built in the 1970s and wasn't perfect. That particular buyer's financing was FHA, which meant a stricter appraisal, more contingencies, and more that could go wrong. Ultimately, our sellers made the practical choice and accepted a different offer with cleaner financing. Heartbreaking, but smart.
Still, we weren't ready to close that door completely. We asked the other two buyers if they would stay on as backup offers, and the buyer from the Ring camera said yes. She was willing to wait.
During the inspection period, the primary offer hit a wall over a roof estimate that didn't match what the inspection report actually required. It didn't add up, so we let that buyer out of the contract.
Just like that, the backup offer became primary.
Here's the best part — we didn't skip a beat. Not a single day back on the market. Because we had that backup offer already in place, the moment one buyer stepped out, the next one stepped right in. No re-listing, no lost momentum, no starting over.
The buyer was ecstatic, and our sellers were overjoyed. The seller finally got to sell her home to the person she felt truly loved it. From there, everything fell into place. We shared the inspection report, the buyer got her own for peace of mind, our sellers repaired the roof, replaced a storm window, and added a home warranty for extra reassurance. The FHA appraisal came back clean, and we closed right on time.
Best of all, the home sold for $15,000 over the list price.
We are so happy for this buyer, who now gets to call this house home, and equally thrilled for our sellers, who are extremely happy with the sale of their home!
