Rental prices were fairly close, but gated community homes had a slightly higher average and median monthly rent. They also leased faster, averaging 57 days on market compared to 72 days outside gated communities.

The biggest takeaway: location, pricing, and presentation all matter. Homes inside gated communities continue to show strong appeal, while homes outside the gates can also perform well when priced and marketed correctly.
