Dear Members of the Guilford County Board of Commissioners,
I am writing as a property owner of Guilford County regarding the 2026 countywide property reappraisal and the resulting increase in assessed property values.
Many homeowners across the county are currently reviewing their reassessment notices and are finding significant increases in property values compared with previous years. While I understand that North Carolina law requires property to be assessed at fair market value, the size and consistency of many of these increases has raised questions among residents about the valuation process and the overall impact on property taxes.
Property taxes represent one of the largest annual expenses for many families, retirees, and homeowners. When assessments change dramatically within a short period of time, it can place a meaningful financial burden on residents and create uncertainty about the fairness and accuracy of the valuation process.
For this reason, I respectfully request that the Board of Commissioners consider commissioning an independent third-party review of the 2026 property reappraisal process. This review should ideally be conducted by a firm with no prior contractual relationship with Guilford County in order to ensure neutrality and public confidence.
An independent review could evaluate several important aspects of the reappraisal process, including:
• The methodology used to determine residential property values
• The sales data and market assumptions used in the valuation models
• The timing of market data relative to recent changes in the housing market
• The accuracy of property record information used in mass appraisal models
• The overall impact of the reassessment on county property tax revenue
A transparent and independent evaluation would help ensure that the reassessment process is accurate, fair, and consistent with current market conditions. It would also help restore public confidence that property valuations are being determined in an objective and responsible manner.

If your assessment jumped, here’s the deadline you need to know:

📌 Appeal Deadline: May 15, 2026 at 5:00 PM

That is the final day to submit an informal or formal appeal on your new assessed value.

What this means:

• After May 15 at 5:00 PM, appeals close for this revaluation cycle
• If your value isn’t adjusted, the next step is the Board of Equalization & Review

Remember — you are appealing the market value, not the tax rate.
