I cannot believe I am doing this but I am listing my best friend's house! (Some one pass the tissue 🤧)

I have seen things I cannot unsee.🫣

Listing photos taken in the dark, listing photos where the toilet lid is up, listing photos with a full laundry pile in the background that someone clearly just shoved to the side and hoped nobody would notice. Spoiler: we noticed.

When we decided to sell our home I refused to be a cautionary tale. We hired a professional photographer, we staged every room, we moved the laundry.

Because the truth is Buyers are scrolling Zillow at 11pm in bed making snap decisions about your home based on six photos.

You have approximately four seconds to make them stop scrolling. A dark blurry kitchen is not going to do it.

Your listing photos are your first showing. Treat them like it.

I am a big believer that every home needs one room, one corner, one chair that is just yours. YOUR SPACE!

I found this old photo from a rainy morning in Brooklyn, and I was thinking about how I sat in that hammock for an hour and did absolutely nothing productive, and it was perfect.

The number one rule I refuse to break..... "never let a client fall in love with a home before they know the full picture"

I have been in showings where everything looks perfect, the kitchen is stunning, the backyard is exactly what they wanted, the kids are already picking their bedrooms, and I am standing there thinking.......okay, but we need to go downstairs first. 😂

Love is blind, and in real estate, that can cost you a lot of money.

The things that do not show up in the listing photos but absolutely show up in your bank account after closing.

My job is not to find you a home you love. It is to find you a home you love that will not break your heart six months later.

That means having honest conversations before you are emotionally invested. It is not always the most popular thing I do, but it is always the right thing.
