Ahhh… fall in Colorado. 🍂

That magical little stretch of the year when leaving the house requires packing for three different seasons.

Jacket for the chilly morning.
Short sleeves for the 80-degree afternoon.
And something warmer tucked in the car because… well, Colorado. 😂

We’re entering that brief, beautiful season when the aspens start changing, the skies somehow look even bluer, and fall, summer — and occasionally winter — can all make an appearance in the same day.

My advice? Enjoy the color and dress in layers. Lots of layers.

Some closings mean a little more than just “sold.”

I first met Alison when she moved here and helped her buy her first condo in Denver. Several years later, we sold that condo and found the house that would become her home.

And over the years, she made it her own.

Alison has always been one of those people willing to learn, tackle projects and figure things out along the way. And during those years of homeownership, she even leveraged the equity she'd built in her house to invest in another dream of hers — owning a little piece of Colorado and building a tiny house on it.

And now, another chapter begins.

We closed on her house Friday, and she's moving forward with some exciting changes and new adventures ahead.

That's one of the things I appreciate most about doing this work for as long as I have. Sometimes I get to be there for more than one move. I get to watch a first home become a stepping stone to the next one — and then the next.

And somewhere along the way, a client becomes someone you've known through several different chapters of life.

And on a completely unrelated note, I loved finally having a client as tall as I am. 😂

There’s Something About September 🍂

Maybe it’s the softer evening light. The cooler mornings. Or simply the return to a little more routine after summer.

September has always felt like a quiet turning point to me.

Not a time for big resolutions or dramatic changes — just a chance to stop for a minute and ask:

Where am I now, and how do I want to move forward from here?

There are still a few months left in the year. Plenty of time to change something that isn’t working, get back to something that matters, or simply appreciate where you are right now.

Sometimes a reset doesn’t need to be big. Sometimes it’s just paying attention.

Here’s to a little September pause before we head into the final stretch of the year. 🍁

Well, that was a fun way to spend a Sunday night! 🏒

A big thank you to Elizabeth White and Wendi Milinkov with Equity Title for inviting me to watch the Avs from a box at Ball Arena.

Great game, lots of laughs and fun conversations with a great group of people — and even better when the Avs bring home the win! ❤️💙

Sometimes you just have to get out and enjoy the fun things Colorado puts right in our backyard.

Another Buffalo Bicycle Classic is in the books — although somewhere around mile 40 I was seriously questioning my life choices. 🚴‍♀️😂

The motto is “Ride Bikes. Change Lives.” and that's why I come back each year. The ride raises money for student scholarships at CU Boulder.

One of my favorite moments was meeting a student double-majoring in engineering and history. When I asked what he hoped to do with that combination, he told me he'd like to stay in Colorado and work with one of our history museums — sharing Colorado's story with the next generation the way someone once inspired him. ❤️

This year's 55-ish miles were TOUGH. It was at least 91 degrees, and somewhere around mile 35 my legs began suggesting that perhaps my training plan had been a little...optimistic.

Then I met Irma, after the Hygiene aid station. We started riding together, and quickly discovered that neither of us had exactly overtrained for this event. 🤣 So we encouraged each, stopping for the necessary photo ops and kept pedaling.

Eventually we got around to what we do for a living.

She's a lender.

Of course she is. 🙄

Hundreds of cyclists out there and apparently Realtors give off some sort of pheromone that attracts lenders — even on bicycles.

But having someone to ride with made those last hard miles a whole lot better.

Add in friends like Jay Corbett, terrific volunteers who fed and watered us, police helping us safely cross busy roads, and the beautiful Front Range scenery — cattle, llamas, horses and glimpses of the Colorado countryside.

I even learned that while one cyclist was riding an electric bike, apparently I was riding an “acoustic” one. 😂

Hot? Yep. Hard? Absolutely. Wondered what I was thinking? More than once.

But another one is under my belt for 2026 — and I'm awfully glad I did it. 🚴‍♀️❤️

We call it Closing Day. I think we should call it Celebration Day. 🎉

Because by the time you get to that table, a whole lot has happened.

There was preparing the home, getting it ready to show its best, marketing, showings, feedback, negotiations, inspections, repairs, paperwork — and usually at least a few moments when everyone wondered whether we'd ever actually get here. 😉

And through all of it, the seller has had a job too — keeping the house ready, making decisions, handling repairs and continuing to live life while their home is on the market.

Then one morning, the signatures are finished and the keys change hands.

But that's not really what we're celebrating.

We're celebrating a goal reached. A home sold or purchased. And most of all, the beginning of whatever comes next.

A new home. A new city. More freedom. Less house. More space. A fresh start. A new adventure.

So yes, technically it's Closing Day.

But I think Celebration Day sounds a whole lot better. 🥂🏡

One of the nicer things about getting older?

The list of things I feel obligated to care about seems to be getting shorter. 😂

Wearing the uncomfortable shoes because they look better.
Having everything perfectly matched.
Saying yes when I'd really rather say no.
Worrying quite so much about what everybody else thinks.

Somewhere along the way, comfortable shoes — and being comfortable in your own skin — both start looking pretty darn good.

I'm curious — what's something you've happily stopped caring about as you've gotten older?

There are houses you walk into. And there are houses that make you slow down a little.

At 86 Yarrow Trail in Evergreen, it's easy to imagine the rhythm of a day here.

Coffee on the deck while the mountains wake up.
A dog happily investigating the yard.
Working from home with a view that's considerably better than a cubicle wall.
And at the end of the day, watching the lights begin to appear across the foothills and Denver below.

Mountain living isn't for everyone.

But for the person who's been craving a little more space, quiet and Colorado outside their door, this could feel awfully good.

A 60-page inspection report can look pretty terrifying. 😳

But here's something buyers — and sellers — sometimes don't realize:

The number of pages doesn't tell you how good or bad the house is.

Inspectors document what they see. That can include everything from a major safety concern to a loose doorknob, aging caulk or a window that doesn't open quite right.

The important part comes next: understanding what really matters, what needs further evaluation, what is normal home maintenance and what may need to be addressed before moving forward.

That's where a good conversation between the buyer, inspector and Realtor can turn 60 pages of “Oh no...” into a much more manageable picture.

Don't count the pages. Understand what's on them.
