I get calls from buyers who say, “Jenn, I’ve done the work- I found the house. I just need you to write the offer. The hard part is done.”
And while I always hope that’s the case… rarely is it.
Finding the house is exciting, but it’s only the beginning.
Before I recommend that a buyer write an offer, I’m looking at the things that aren’t always obvious during a showing. What have comparable homes actually sold for? How long has this one been on the market? Has the price changed? What’s happening in this specific neighborhood? Are there potential resale concerns? What does the seller’s situation look like, and where might we have leverage?
Then there’s the offer itself.
Price matters—but so do terms, deadlines, contingencies, concessions, inspection strategy, appraisal risk and about a dozen other details that can make an offer stronger or protect you if something goes sideways.
And once we’re under contract? That’s when a lot of the real work begins.
Inspections. Negotiations. Title. Appraisal. Lending. Deadlines. Problem solving. And making sure you understand exactly what you’re agreeing to along the way.
