Some mortgages may be assumable, which means a qualified buyer could potentially take over the seller’s existing loan, including the remaining balance and interest rate, subject to the loan type and lender/servicer approval.

Why am I talking about this?

Because when I sit down with homeowners who are downsizing, handling an inherited home, helping Mom or Dad move, or simply trying to figure out their next chapter, I want to look at all the options before making a decision.

If there’s an older mortgage with a significantly lower interest rate, one of the questions worth asking is:

ā€œIs this loan assumable?ā€

Not every mortgage is. The buyer still has to qualify, and there may be a gap between the remaining mortgage balance and the purchase price.

But it’s a question worth asking before assuming the only option is paying off the existing mortgage at closing.

Sometimes clarity comes from knowing the right questions to ask.

What Smaller U.S. Homes Could Mean for Buyers
Over the last decade, the average size of new single-family homes sold in the US has shifted—from 2,700 to 2,400 square feet—while the price per square foot soared nearly 72%. By 2025, one in four new homes sold measured under 1,800 square feet, compared to about one in six ten years ago. Larger homes (3,000+ square feet) now make up only one in five sales, down from one in three. Builders are clearly responding to rising land, labor, and material costs by designing smaller homes, aiming to keep pricing within reach as mortgage rates hover around 6% to 7%.

For those considering a move—especially budget-minded and first-time buyers—these smaller homes can mean a more accessible down payment and lower monthly expenses, even as price per square foot remains high.
