Sellers: before you spend thousands getting your home ready to sell, talk to your Realtor.

Yesterday you saw me with a paint all over my legs, but here's the important part:

Not every house needs new cabinets. Not every room needs fresh paint. And not every “upgrade” is worth the money before you sell.

The goal isn't to make your home brand new.

It's to figure out which improvements could actually help—and which ones may simply eat into your proceeds.

Sometimes a small cosmetic change can make a big difference. Other times, the smartest recommendation I can give a seller is:

“Don't spend the money.”

That's why I like to walk through a home before my sellers start tackling a long list of projects.

We can look at the home, the competition, the likely buyer and the price point—and then decide where our time and money make the most sense.

Preparing to sell isn't about doing everything.

Well… I was supposed to show you the behind-the-scenes today.

The plan was to take pictures while I helped my contractor paint cabinets and work through some of the prep happening behind the scenes.

Want to know how many pictures I took?

Zero. 😂

Apparently, when you're actually covered in paint and trying to get things done, you forget you're supposed to be creating content too.

But honestly, maybe that's fitting.

Yesterday I said some of the most important work happens before the sign ever goes in the yard.

And today was exactly that.

No pretty pictures. No perfectly staged Reel. Just rolling up my sleeves, working alongside my contractor, and focusing on the details that matter.

Because sometimes being a Realtor looks like contracts and negotiations.

And sometimes it looks like paint-covered clothes that nobody remembered to photograph.

A listing doesn't start when the FOR SALE sign goes in the yard.

Some of the most important work I do with sellers happens before their home ever hits the market.

We look at what needs attention, what doesn't, where spending a little could make a meaningful difference—and where spending money probably won't.

Because preparing a home for market isn't about changing everything.

It's about knowing which details matter.

Looking for something fun to do with the family this weekend? From downtown Pensacola to the beach and over to Milton, Navarre and Pace, we've got some great choices!

Friday — Gallery Night: Viva Pensacola Latino Festival | Downtown Pensacola
Gallery Night takes over Palafox Street from 5–9 PM with this month's Viva Pensacola theme. Expect artists, live performances, food trucks and plenty to explore. It's free and all ages.

Friday & Saturday — Free Stargazing | Pensacola Beach
This one is pretty cool! Head to Casino Beach/Gulfside Pavilion for a free public stargaze with telescopes and local astronomy enthusiasts. You'll have the opportunity to see the moon, planets and other objects in the night sky—weather permitting.

Friday — Bands on the Blackwater | Milton
Grab your lawn chairs and enjoy an evening along the Blackwater River. The fall concert series runs 7–9 PM in downtown Milton and admission is free.

Saturday — Shop Local in Pace & Navarre
The Market of Pace runs from 9 AM–1 PM, featuring locally made and locally grown goods. Navarre's Sand Dollar Market runs 9 AM–2 PM with local small businesses, artisans, handmade items and coastal finds. Both are family-friendly ways to spend a Saturday morning.

Angee's Local Tip: I'm picking the stargazing on Pensacola Beach this week. Go early, let the kids enjoy the beach, catch the sunset, grab something to eat and then stick around for the telescopes and stars. That's a pretty great Gulf Coast evening!

One of my favorite things about living here is that there's almost always something to get us out of the house and enjoying our community.

Sellers, the highest offer isn't always the best offer. And the first offer isn't always one you should dismiss.

When an offer comes in quickly, I think sellers naturally wonder:

Did we price it too low?
Should we wait and see if something better comes along?
What if another buyer offers more tomorrow?

Those are fair questions.

But here's what I want my sellers looking at before we make that decision:

A $5,000-higher offer doesn't necessarily put $5,000 more in your pocket.

What if that buyer is asking for significant closing-cost assistance?

What if their financing is less favorable?

What if there's a home-sale contingency?

What if the inspection terms expose you to more risk?

What if the lower offer has strong financing, fewer contingencies, a substantial deposit and a closing date that works perfectly for you?

That's why I don't just show my sellers the offer price.

I break down what each offer could actually mean for them—financially, contractually and practically.

Because when you're selling a home, we're not trying to win the contest for the biggest number written at the top of a contract.

We're trying to get you to the closing table with the strongest combination of price, terms and probability of actually closing.

Sometimes that's the highest offer.

Sometimes it isn't.

And sometimes that first buyer who walked through the door knew exactly what your home was worth.

That's where having someone in your corner who knows how to read more than the price matters.

I've spent a lot of my life taking care of other people.

My children. My mom. My clients. My business.

And somewhere in the middle of being everything everyone needs, it's very easy to put yourself at the bottom of the list.

This season has reminded me that taking care of myself isn't selfish. It's necessary.

If I'm completely depleted, I can't be the mom I want to be.

I can't care for my family the way I want to.

And I can't give my clients the best version of me.

Sometimes self-care isn't a spa day or a vacation.

Sometimes it's going to bed instead of answering one more email. Taking a walk. Sitting quietly with God. Saying no. Asking for help. Or simply admitting, “I need a minute.”

I'm still learning this one.

But I'm beginning to understand that rest isn't the opposite of being productive. Sometimes rest is what makes everything else possible.

So here's my reminder to myself—and maybe someone else needs it too:

Take care of the person who is taking care of everyone else.

So that's a little glimpse into what's been happening outside my frame.

I'm still learning. Still growing. Still trusting God. And still figuring out how to balance all the people and things I love without losing myself somewhere in the middle.

Maybe you are too.

One thing entrepreneurship doesn't come with is a pause button.

Life can be happening behind the scenes—and clients still need you.

Over the past several weeks, I've gone from doctor appointments to showings. Answered real estate calls sitting in waiting rooms. Handled family responsibilities while negotiating contracts. Taken care of kids, Mom, home and business—sometimes all within the same few hours.

That's the part of being self-employed people don't always see.

There isn't someone waiting to take over my business when life gets hard.

But I've also realized something important:

Showing up doesn't mean pretending nothing is happening.

It means doing the best I can with what's in front of me today, giving my clients the service they deserve, giving my family the love they need—and giving myself grace when I can't do everything perfectly.

Some days I feel like I conquered the world.

Other days, simply getting through the list is the victory.

But that's not the end of what this season has been teaching me. In fact, one of the hardest lessons has been one I didn't realize I needed to learn.

I'm still working on it.

Sometimes social media only shows you the part of someone's life they had enough strength to post.

You may see me showing houses, writing offers, celebrating clients, posting beautiful homes and trying to keep all the plates spinning.

What you don't always see is everything happening outside the frame.

I'm a single mom of three. My youngest is 8 and on the autism spectrum. My mom lives with me, and after a serious fall several weeks ago, we've been navigating injuries, appointments and recovery. Later this week, she also has surgery.

Life has felt heavy lately.

And through all of it, God has been my rock and my anchor.

I've learned that being blessed doesn't mean life is always easy. Sometimes the blessing is realizing Who is holding you while you're walking through the hard part.

“God is our refuge and strength, a very present help in trouble.” — Psalm 46:1

**There’s a lot more to this story—and a lot this season has been teaching me about faith, family, work and myself.

I can't fit all of it into one post, so I'm not going to try.

I'll share a little more tomorrow. I hope you'll come back for the next part of the story.

Bring your blankets and beach chairs to Gulfside Pavilion for a FREE showing of Hoppers right on Pensacola Beach. This would be such a fun, inexpensive family night!

Pensacola — Shorty’s Safe Haven PCA Pro Rodeo
Friday & Saturday, Sept. 11–12
Gates open at 5 PM with rodeo action beginning at 7 PM at the Escambia County Equestrian Center. There will also be a kids area with bounce houses, face painting and a petting zoo, plus vendors and food trucks.

Navarre Beach — 36th Annual Juana Good Time Regatta
Friday–Sunday, Sept. 11–13
Head over to Navarre Beach to watch multihull sailboats race during this longtime local tradition at Juana’s. Racing includes everything from beach cats and trimarans to larger cruisers.

Milton — Sweet Season Farms
Fall fun has started! The 18th Annual Sweet Season Farms Corn Maze is underway, making this a great choice if the kids are ready for a little taste of fall—even if Florida hasn't gotten the memo about fall temperatures yet!

Destin/Fort Walton Beach — Cirque Du Canine
Saturday, Sept. 12
For the dog-loving families, this one sounds fun! Cirque Du Canine features talented dogs performing high-flying Frisbee tricks, high jumps, dog dancing and more.

Angee’s Local Tip: My pick this weekend is Cinemas in the Sand. Pack some snacks, bring a blanket, let the kids play on the beach beforehand and finish the evening with a free movie by the Gulf. That's pretty hard to beat!

We live where other people vacation. Sometimes we just need a reminder to get out and enjoy it.
