A local young entrepreneur, Avery, is offering “You’ve Been Boo’d” Halloween baskets this year!

🎃 Kids baskets (ages 2–7): $35
👻 Pr***en baskets (ages 8–13): $45
🍬 Each includes age-appropriate toys, books & candy
🌙 And she’ll even deliver them at night for the full “Boo’d” surprise!

Orders need to be placed by October 16th, and spots are limited.

A whole year of patience, persistence, and believing the right pieces would eventually fall into place. ❤️ These clients trusted us through the process, and when their absolute unicorn finally came along, the timing couldn’t have worked out better.

They went from selling their home to stepping right into the one they had been waiting for.

This one was pretty full-circle, too. My partner on this one, originally sold them the home we just closed on, and I met Pamela through Girl Scouts years ago. 🍀I’m so grateful they trusted us with such a big transition, and thankful for Dee Moncrief who worked right alongside me to get everyone to the finish line. They waited for the right one-and they found it! 🏡❤️

Our local market is definitely feeling this.

Buyers have more choices and more negotiating power, which means sellers need to anticipate concessions and be realistic about pricing from the start.

The difficult part? Some sellers who purchased in the last couple of years simply haven’t had enough time to build much equity. After the mortgage payoff, selling expenses, and buyer concessions, they can be left with some really tough decisions.

For buyers, this shift means more choices and more opportunity to negotiate. You may be able to ask for closing costs, repairs, or other concessions that were much harder to get in a competitive market.

The market hasn’t stopped. It’s shifted, and both buyers and sellers need to understand what that means for them.
