📍Collingswood. Walkable with more things to do within walking distance than you expected. Homes move fast here, because Saturday means the brunch at Sabrina's Café, a stop at Revolution Coffee Roasters and head to Second Saturday right down the block.

If you’ve been watching the South Jersey market, you’ve probably felt it. Here’s where the numbers actually moved the most.

Based on median sale price increases for single family homes and year over year appreciation, these areas stood out:
* Collingswood, up 11.1%
* Cherry Hill, up 9%
* Marlton, up 5%

In a market like ours, growth tends to follow the things people are quietly competing for: walkable downtowns, an easy commute into Philadelphia, the PATCO line, and steady demand across Camden and Burlington County.

Where $1.5M actually gets you in South Jersey, neighborhood by neighborhood.

At this price the question stops being what you can afford. It becomes which version of South Jersey you want to wake up in.

These are the neighborhoods I would be showing you at $1.5M.

Haddonfield. The walkable one. You trade a little lot size for tree-lined streets, the shops and BYOB dinners along Kings Highway, and the PATCO line into Philadelphia a few blocks from your door.

Moorestown. The stately one. Deep lots, old shade trees, and grand, well-kept homes set back from the street, with a storybook Main Street just down the road when you want it.

Cherry Hill. The established one. Mature, tree-lined streets, room to spread out, and Cooper River Park right there for the morning walk with the dog.

Marlton. The room-to-breathe one. This is where the money buys square footage and land, newer builds on quiet cul-de-sacs, and enough space that the house finally keeps up with the life happening inside it.

Medford. The hidden one. Acreage, tall pines, and a lake-and-trails life right out the back door, the kind of place people don’t expect to find out here, with a charming historic downtown and dinner at Cielito Lindo waiting when you come in off the water.

🧵 Collingswood Crafts and Fine Art Festival, August 15 and 16. Nearly 200 artists, live music, and outdoor dining right down Haddon Avenue. The perfect curated-but-easy summer Saturday.
🦅 Eagles Preseason at the Linc, Friday, August 28. Football is officially back, and the stadium is still a quick trip across the bridge. I’m ready for tailgate season, go birds!
🎵 Haddon Township Summer of Love Music Fest, Saturday, August 29. A beer garden, food trucks, and live music down Haddon Avenue. The kind of block party that makes you fall in love with where you live.
