I get dms all the time from buyers who have been in the app for months but haven’t actually started.

They know every listing in their target zip code. They have alerts set. They’ve toured two houses. And they’re still waiting for something to feel right.

Here’s what I want them to know: the apps are doing their job. You just need someone who can do mine.

The worst real estate advice in South Jersey sounds completely reasonable until it costs you money.

I hear the same myths every single week. In DMs, at showings, from buyers repeating something they read online and never questioned.
Some are harmless. Some have cost people tens of thousands of dollars or pushed their timeline back by months.

I’d rather give you the honest answer now than stay quiet and let you learn it the hard way.

The Jeep, the girls trip, the HomeGoods run. I've watched every single one of these derail a closing. Not because buyers were being reckless. Because nobody told them.
