In the 80's when rates were double digit, adjustable-rate mortgages (ARMs) were often the only way to afford a home. If rates were 10.5, a buyer could "buy" the rate down, to 6.5, on a 5 year ARM, capping any increases, every 2 years, at 2% above the latest rate, ending at 5 years. Same with 7- or 10-year adjustable rates.
My concern, like during the recession, is the riskier the product, the more likely buyers won't be able to meet the change in their monthly mortgage amounts, or will be at risk when predatory lenders offer 100% financing, plus 3% of closing costs. Anything that great has risk.

The increase in mortgage rates has led to a decline in loan applications, with more consumers opting for adjustable-rate mortgages to secure lower rates.
