A visible downtown storefront at 625 Cumberland Street could be a real catalyst for Lebanon—2,000 SF ready for a business with a neighborhood-facing idea.

A c.1792 farmhouse on 3.8 acres inside Lebanon city limits, with barns and an ADU. Properties like this quietly solve two problems at once: a place to live and a rentable unit a few minutes from DHMC.

Ten wooded acres on a Hartford hillside, closed at $715,000. Architecture-forward homes here still find their buyer, they just need the right one. Nice work by the Higgerson team on Loveland Hill Road.

✨️SOLD | 132 Loveland Hill Road, Hartford, Vermont | $715,000✨️

A distinctive property finds its match.

This one asked for a buyer who could see what the architecture was doing—and that buyer arrived.

Set high on a south-facing hillside amid ten wooded acres, the home is defined by its dramatic A-frame wall of glass: cathedral ceilings, long views toward Mount Ascutney, and natural light that changes the character of the room by the hour. All just fifteen minutes from Hanover, yet a world away.

We were pleased to represent the sellers of this singular Hartford property and help bring its next chapter into view.

Our thanks to Wynne Washburn of Coldwell Banker Lifestyles for bringing the buyers and for a wonderful collaboration.

A $365,000 ranch on Blackwater Road is a useful data point for Canaan. Single-level, an acre-plus, and a commute to Lebanon that still works is exactly the band of housing the Upper Valley is shortest on.

🏡🔑 Home SOLD in Canaan, NH! Kerrie Roy, REALTOR® was the home buyer agent for this recently sold 3BR/2BA ranch style home on 1.15 acres in the Upper Valley. Well done, Kerrie!

A sponsor sends you a Lebanon deal and page two asks if you are an accredited investor. That question is not paperwork. It decides whether you can participate at all.

This piece walks through who qualifies (and why your Hanover house does not count), how sponsors actually verify you, and what accreditation does not tell you about the deal.

A sponsor sends you a deal. Fourteen thousand square feet on a Main Street block in Lebanon — ground-floor retail, apartments above, five-year hold, $75,000 minimum. Page two of the subscription agreement asks whether you are an accredited investor.

Five villages, five sessions, and each one has its own topic. If you own or rent space in Hartford, pick the night that matches your street.

Town Manager Gail Ostrout is hitting the road to visit each of Hartford’s five villages and hear directly from residents.

The 5-Villages Listening Tour will give residents an opportunity to share their ideas, concerns, questions, and priorities directly with the Town Manager and Town staff. Each session will focus on a different community topic, but residents are welcome to bring up any Town-related issue they would like to discuss.

The temporary pedestrian bridge going up before the September 14 closure is the detail worth reading twice. Foot traffic keeps crossing; car traffic does not.

White River Junction's downtown meters are actually taking money now. One dollar an hour, two-hour cap, weekdays 9 to 5 on Main, Gates, Church, Currier, Town Square, Railroad Row, and Prospect. Four lots stay free all day.
That is so the storefronts on those blocks can turn over, and so people who work downtown still have a free place to leave the car.

WHITE RIVER JUNCTION — Hartford started installing parking meters downtown back in December, when winter’s grip was beginning to cake the sidewalks with ice and snow. Even with an eight-month lead time, the new system wasn’t working properly when it officially launched last week, to the deligh...

Losing a commercial tenant in Lebanon can cost a year. In Boston it is often a few months. This piece walks through the seven things that keep a lease for 8 to 15 years: 90-day walks, an 18-month renewal window, maintenance with no excuses, an annual capital memo, CAM tenants can actually read, small TIs that keep them, and a forecast meeting every year.

That gap is the entire argument for retention in this market. When a 4,000-square-foot suite goes dark on Route 120 or in downtown White River Junction, no line of replacements forms. The Upper Valley tenant pool is small and specific. Space sits. Concessions deepen. Turnover costs stack into one tw...

Lebanon is lining up about 50 childcare spots at 226 Mascoma Street, in the old office building near DHMC. That is a real help for people who work in town and have been stuck on waitlists.

LEBANON — The City Council has approved a lease agreement for a nonprofit to build a childcare center on a city-owned property on Mascoma Street. The move, approved 8-1 at a City Council meeting last week, is the farthest Lebanon has progressed toward building a childcare center on city property ...
