Most first-time buyers don’t know to look for this…

Everybody gets excited about the kitchen and the paint colors… but THESE are the things that can really cost you money after closing.

First — foundation cracks.
Small hairline cracks can be normal… but large cracks, uneven floors, or doors that won’t close properly can be warning signs.

Second — roof age.
A roof replacement can cost thousands, so always ask how old the roof is and whether there’s been any recent storm damage.

Third — drainage.
After heavy rain, where does the water go? Standing water around the foundation is a major red flag in Houston-area homes.

And fourth — HVAC age.
If the AC system is 15 to 20 years old, you could be looking at a major expense sooner than you think.

A house can look beautiful online and still have expensive hidden issues.
