So… is it a buyer’s market right now?

The honest answer?

It depends.

Middle Tennessee has more inventory than we’ve seen in recent years, and buyers generally have more choices and more room to take their time.

But real estate is very local.

A home in Hendersonville can behave differently than one in Gallatin.

A $350,000 home can behave differently than a $750,000 home.

And a home that is priced and presented well can have a very different experience than one that isn't.

The latest Greater Nashville REALTORS® numbers show 15,637 active listings across the nine-county market, with homes averaging 55 days on market in August.

So if you're thinking about buying or selling, I wouldn't make the decision based on a headline about “the market.”

I'd look at your market.

That's where the conversation gets useful.

A new season is a great reminder to take care of a few things around the house before the weather changes.

Here are a few simple items to add to your fall home checklist:

✔️ Check your HVAC filter
✔️ Clean gutters and downspouts
✔️ Inspect doors and windows for drafts
✔️ Test smoke and carbon monoxide detectors
✔️ Trim back trees and shrubs as needed
✔️ Give your outdoor spaces a little seasonal refresh

If only buying a home worked that way! 😅

The truth is, there’s a lot more that goes into finding the right home than falling in love with the kitchen.

Your budget, monthly payment, taxes, insurance, condition of the home, and your long-term goals all matter.

So yes, let’s find you a house you love. ❤️

But let’s also make sure it’s a house that makes sense for you financially.

There are a few things I’d never recommend doing when buying a home…

🚫 Skipping the inspection just to make your offer look stronger
🚫 Making an offer based solely on the list price
🚫 Assuming the online estimate tells you what a home is really worth
🚫 Falling in love with a house before understanding the numbers
🚫 Waiting until the last minute to get your financing in order

Buying a home is exciting, but it’s also a big financial decision.

My job isn’t just to help you find a house you love. It’s to help you understand the home, the numbers, and the decisions along the way so you can move forward with confidence.

Sometimes the home that surprises you is the one you almost skipped.

Maybe the photos didn't grab you.
Maybe the kitchen isn't your dream kitchen.
