This is what I tell buyers I'm working with...

Stop chasing every brand-new listing that hits the market.

The easiest offer to get accepted is usually the one nobody else is writing.

Instead of competing against 10 other buyers, look for the homes everyone is overlooking.

Outdated kitchen.
Old flooring.
Bad photos.

Same neighborhood. Same schools.

Less competition, better deals, and a much easier path to getting your offer accepted.

Sometimes the best house isn't the newest one.

It's the one everyone else skipped.
