Please don’t. 😂

You’ve probably never had to think about appraisals, inspections, earnest money, insurance, closing costs and about 100 other things all at the same time before.

You’re supposed to ask questions.

Country living sounds peaceful… and most of the time it is.

But it also means longer drives, dirt roads, wells, septic tanks, wildlife, bugs and sometimes having to plan your grocery trips a little better. 😂

For some people, that’s a hard no.

For others, the extra space and quiet make every bit of it worth it.

One thing I tell sellers all the time:

Please don’t start tearing your house apart before we talk. 😂

You may not need new floors. You may not need a new kitchen. You may not need to spend thousands of dollars getting ready to sell. It may not be worth the investment on return.

Sometimes cleaning, decluttering, a few small repairs and making the house feel bright and welcoming is enough.

Let’s figure out what actually makes sense first.

Then you start asking about access, zoning, wetlands, flood zones, easements, well, septic… and suddenly there’s a lot more to it. 😂

That’s why I always tell people — don’t just fall in love with the piece of property. Make sure it can actually work for what you want to do with it.

In real life, sometimes “just needs a little updating” turns into a whole lot more than expected.

I still love a house with good bones and potential — you just have to know what you’re getting into before you fall in love with the idea of it.

And if you are financing, it needs to be able to be insured!

You do NOT have to be ready to buy or sell next week before talking to a Realtor.

Sometimes the first step is literally just asking questions.

What could my house sell for?
What would I need to qualify for?
How much cash would I need?
Can I buy land and build later?

This one feels really good. ❤️

It’s been a long road getting to this closing, and I’m genuinely so happy to see this chapter finally come together.

Not every move happens quickly, and not every season of life goes exactly how we picture it. Sometimes it takes a little longer to get where we’re supposed to be. But everything happens for a reason and when it’s meant to happen.

I’m just really thankful I got to be a part of it, and I couldn’t be happier for what’s ahead. ❤️🏡
