If that’s what the lady wants, give it to her. 😂

Honestly? She’s not asking for much…
Just a bigger house, better location, more storage, a pool, and maybe some water views.

Totally reasonable.

Not the stuff you’ll find on a mortgage calculator. The real things that would have saved my clients time, stress, and in some cases, money.

Here’s what I tell every first-time buyer before we ever step foot in a house:

The house you fall in love with online will feel different in person. Sometimes better. Sometimes not. Keep an open mind and trust your gut when you’re actually standing in it.

Your must-have list will change after your third showing. That’s normal. The things that matter shift once you start seeing real houses in real neighborhoods.

The neighborhood matters as much as the house. You can renovate a kitchen. You can’t renovate a location.

Get pre-approved before you fall in love with anything. Nothing is worse than finding the right house and not being ready to move on it.

The first offer you write might not win. That’s also normal. Buying a home is a process and the right one always comes around.

And the most important thing — ask every question, even if you think it’s a silly one. There are no silly questions in real estate. There are only buyers who didn’t ask enough of them!

One of the biggest surprises for sellers is how quickly showing requests can come in.

A buyer finishes touring a few homes nearby, their agent pulls up your listing, and suddenly they want to see it today.

The sellers who handle this best usually have one simple routine: they reset the house before they go to bed.

Take ten minutes at the end of the day to clear counters, put dishes away, fold couch blankets and hide everyday clutter.

That way if a showing request pops up the next morning, you’re already 90% ready.

Future you will be very grateful!

When I tour homes with buyers, these are three questions we almost always ask:

• How old are the roof and major systems?
• What are the average monthly utility costs?
• Why are the sellers moving?

The answers can tell you a lot about the house and sometimes even help shape your offer strategy.

Save this for the next open house you tour.

And if you want someone asking these questions with you, I’m always happy to help guide the process.

Moving into a house is exciting because it feels like the big decisions are finally behind you.

And then you live there for about two weeks.

That’s usually when people start swapping light fixtures, repainting rooms, reorganizing closets, and figuring out where the backpacks, shoes, and mail are actually going to live.

If you find yourself thinking…

• “This closet needs a better system.”
• “We should probably change these locks.”
• “Do you know someone who can install this light fixture?”

That’s exactly the kind of stuff I help with all the time.

Contractors, closet installers, painters, locksmiths… you name it! I’m always happy to share the people my clients have loved working with!
