What if your next house… is under contract… with another buyer 👀

Sometimes homes can be under contract with something called an “active break clause.” This most frequently happens when the sellers accept an offer from a buyer who has to sell their current home before closing on the next one. When a listing has an active break clause, the sellers reserve the right to continue marketing the property in an attempt to find a buyer who can close on their home without the contingency to sell another.

If the seller does get another offer without contingency, the listing agent will usually notify the current buyer that they have 24-48 hours to remove their home sale contingency or the sellers will mutually release from their contract to take the new one.

It was such a THRILL today to negotiate one heck of a deal for these buyers turned friends. This is such the perfect house for them and I’m so excited to see them make it HOME!
