Have you noticed all the signs at our neighborhood intersections lately? I sure have! In fact, here in Savannah Pointe, I couldn’t help but wonder why so many homes are sitting on the market longer than expected. 🤔

The truth? Shelby County is now officially in a buyer’s market. Here’s what the numbers are saying:
✨ Over 1,360 active homes for sale (lots of choices!)
✨ Average 84 days on market, but many homes sell much faster when priced right
✨ Nearly 1 in 3 homes see a price reduction before selling
✨ The sweet spot? Homes priced between $250K–$350K are moving the quickest

In neighborhoods like Chelsea and Hoover, the energy is buzzing—homes can go under contract in half the county average time. Meanwhile, places like Calera and Columbiana often need price adjustments to attract buyers.

👉 This is actually good news! Buyers finally have breathing room, and sellers can succeed when they prepare and price wisely.

When you think of preparing a house for sale, most people picture a little decluttering, maybe a deep clean, and some fresh flowers on the counter. 🌸

Even in our “connected” world, loneliness is at an all-time high. I know what it feels like—I spent a season of life hiding, even though I was surrounded by people who loved me. It wasn’t until I joined a small group that I truly stepped out of the dark and discovered the power of community. 💬✨

God designed us for connection—with Him and with each other. When we gather in small groups, we find encouragement, accountability, and the joy of walking in faith together. Proverbs 27:17 says, “As iron sharpens iron, so one person sharpens another.” 🪓➡️⚔️

Today's STORY BEHIND THE SALE showcases Josh, the superintendent with Smith Douglas Homes, Springs Crossings neighborhood.

Our sweet clients went through the retirement process, which included moving back to the area. They took a day before the end of retirement and looked at several existing homes, only to discover the process of getting any home up to par would require time, energy, and resources, and two of these they didn't have.

While listening intently during the client's house tours, their agent understood that new construction would be a great fit for them. So DEB took them to a community she thought matched their criteria. The clients LOVED the area, and in one day, they designed a house that fit their needs. Two months later, they returned to find their home under construction, thanks to the care of Superintendent Josh.

Josh guided them through the last two months of construction, answering all of their questions and became the true welcome committee. He was never too busy to provide insight into the building process or to offer a kind word or gesture when they stopped by to check in.

Josh played a significant role in our client's home-buying process, and they are extremely happy with their purchases.
