Inspection covers for viewing plumbing connections are not as common as they used to be in newer homes. Here is a great example showing their value.

Here we can see the backside of a tub spout that was leaking back into the wall behind the shower enclosure. Going unnoticed, this would create a major moisture problem over time likely causing major water damage to the wall and possibly allowing for mold and organic growth.

While no major damage was observed this repair would still likely cost hundreds of dollars. Well worth the cost of a home inspection!

The Temperature and Pressure Relief (TPR) valve is a safety device installed on water heaters to prevent the appliance from bursting. As the name describes the valve will open if the water inside reaches a certain temperature or pressure.

Here you can see that the TPR discharge tube is plumbed in the drain pipe for the secondary safety pan. This is improper because of what happens in the video. The TPR valve opens and the water drains directly into the secondary safety pan. Now I just slightly opened the valve to make sure it works and I expected this to happen and did not want to overflow the pan.

But when the valve activates on its own, it won’t be so controlled. The valve will open and stay open until the temperature and pressure drops below the specified threshold. Which is typically 210 Deg F or 150 psi. Once it opens the valve will quickly drain the water heater which can be gallons of water.

It is hard to say exactly how much water will drain out but these safety pans are meant for small leaks and not designed to hole that much water.

So the conclusion is that should the TPR valve opens on its own it will likely flood the safety pan and overflow water into the attic which will eventually drain through the insulation and into the ceiling below.

Double tapped power lugs on circuit breakers!

Only acceptable when a circuit breaker I designed and listed for multiple wires under the same lug. One common example is the saddle lug design on some Square D breakers.

If a circuit breaker is not listed and designed to have multiple wires sharing the same lug, then this is not okay. A lug with multiple wires under it that is only designed for a single wire creates a loose electrical connection. Loose electrical connections can arc which is a fire hazard. Further evaluation is recommended by a licensed electrician for this deficiency.

Furnace burner compartments will always have an inspection cover. This cover can be removed during the operation of the furnace to ensure the furnace is properly functioning. Furnaces will also have a cover for the blower motor or squirrel cage. This fan is what circulates air during the operation of the HVAC system.

This fan spins at very high speeds in order to circulate air around the home. The operation of the fan is inherently dangerous if you consider how someone could potentially put their finger or a tool into the fan potentially causing personal injury or property damage.

Manufacturers starting putting safety switches onto the blower motor compartments to ensure that if the cover to access the motor was removed, the system would shut down as a safety precaution.

In this case this switch was not properly functioning so the furnace would operate normally with the blower motor compartment open. A repair like this could be hundreds or thousands as a proper diagnosis and repair by a licensed HVAC technician is required.

Walking on a roof is easily one of the most dangerous things a home inspector does. Yes we are of the opinion that one of the best ways to inspect a roof if to walk on it. You get a close up look as to the condition of the shingles, the flashings, and you can feel the roof decking for soft spots.

Walking a roof does have its limitations as not all roofs are walking friendly and have a high pitch or slope making the inspection very limited.

This is where a drone comes in. A drone can safely and easily access all areas of a roof to give the inspector a good look at all of the major components in a roof inspection. The one limiting factor would be not walking on the roof to feel soft spots.

Despite this limitations, a drone is one example of how we at Brendan Wenzel are leveraging technology to help perform our jobs. Which at the end of the day, our job is protecting our client. Sharing our knowledge and expertise to educate our clients to help inform one of the biggest purchases they may make in their lifetime.

Galvanized plumbing is steel coated pipe with a zinc coating which prevents rusting and pipe deterioration. Galvanized plumbing became popular in the 1920s to replace lead based pipes when lead poisoning became a health concern.

Galvanized plumbing had all of the positive aspects of lead pipes like durability and longevity without the associated health risks of lead pipes. Galvanized plumbing does have a lifespan of about 50 years as the zinc coating will slowly degrade exposing the steel pipe which eventually rusts away and develops leaks or clogs.

Galvanized plumbing was likely last used in homes for potable water in the 80s. So a home that still has its original galvanized plumbing will likely be needing evaluation by a licensed plumber and to potentially repipe the whole home. For a 200 square feet home a repipe can be thousands of dollars which is why knowing what type of plumbing material was used is so important!

Most people believe a home inspector can and will catch any and all material defects a home may have. While a home inspector can give you lots of great information about a home, they are considered generalists who provide wave-top information about a home to help you as the buyer a more informed decision.

A standard home inspection will often times not include all available technology and resources to paint a more detailed picture of that home. For example, a sewer scope is an often left out part of a home inspection that many prospective homeowners do not add on to their inspection as it incurs an extra fee.

Sewer scopes require training, specialized equipment, and incur greater liability which is the reason a sewer scope is an add on. Without a scope a big surprise could await a you. What would you say if I told you to not get your HVAC system inspected? You would say I’m crazy because they are necessary for the operation of the home and are very expensive.

You would be correct but a main sewer lateral on a home is also integral to the home’s operation and is almost equally expensive to repair or replace if major issues are found.

It is for this reason that all homes should get a sewer scope in my opinion as they are all susceptible to the many deficiencies and issues that could potentially occur!
