Take it from me who had to add this to my budget, landscaping, curb appeal, and first impressions can completely change how buyers feel about a property or how its valued.

The moment someone pulls up, they’re already making decisions in their head. They're asking:

Does this house feel cared for?
Does it feel clean?
Does it feel move-in ready?
Does it feel worth the asking price or value?
Simple upgrades make a huge difference:

• Fresh mulch
• Trimmed trees & bushes
• Clean walkways
• Fresh sod or healthy grass
• Pressure washing
• Updated lighting
• A clean, inviting entryway

These aren’t always the most expensive upgrades,

Make sure your scope of work matches exactly what was discussed during the walkthrough.
Every room, every detail—nothing assumed.

Review material costs AND labor costs line by line.
If it’s not clearly broken out, it’s easy for things to get missed—or added later.

This one was a learning experience for sure with Houston permitting process, managing new sub contractors and most of all, sticking to your numbers.
