The Houston housing market is moving toward greater balance, and that creates opportunities on both sides of the transaction.

🏡 Houston’s August market snapshot:

• 5.3 months of single-family inventory
• Median home price: $330,000
• 7,100 homes sold—down 11.5% year over year
• Average market time: 54 days
• Buyers have more choices and greater negotiating power
• Sellers need accurate pricing, strong presentation and intentional marketing

📉 Mortgage update:

The latest national average for a 30-year fixed mortgage is 6.76%, up slightly from 6.71% the previous week. Your actual rate may be different based on credit, loan program, down payment, property type and other factors.

The takeaway? This isn’t a market to navigate using headlines or national averages alone. Buyers may have room to negotiate price, repairs, closing costs or a temporary rate buydown—and well-positioned homes can still attract serious buyers.
