Per HAR: Buyers have more negotiating power right now, and we’re seeing it here in Houston. Sellers offered concessions in roughly three out of five transactions last month. That could mean help with closing costs, repairs or other expenses.

Builders are also offering more incentives to attract buyers. Mortgage rate buydowns are now being used in most new-home sales. With mortgage rates still weighing on affordability, those incentives can make a real difference for buyers comparing new and existing homes.

Home buyers also have something they haven’t had in a while: a little more time. With pending sales at their lowest level in nearly three years, there’s less competition for those who are ready to make a move. That can mean more time to consider their options and negotiate.

Did you know …. With Buyers Firmly in the Driver’s Seat, Home-Purchase Cancellations Hit Highest Level in Nearly 3 Years!! [per Redfin]

Nationwide, 14% of home-purchase agreements that went under contract in July were canceled, the highest share in nearly three years. 😯

The number of U.S. home buyers fell to a record low in July, while sellers outnumbered buyers by nearly 51%, giving house hunters more choices.
With more options available, buyers may be more willing to walk away when inspections reveal problems, appraisals come in low or sellers decline requested concessions.

High home prices and elevated mortgage rates are also contributing to buyer caution by leaving many households with limited financial flexibility.

Sellers may be able to reduce the risk of a canceled contract by completing a home inspection before listing to identify potential problems before a buyer discovers them.

Contract cancellations are highest in the South. Atlanta had the highest rate among the 50 most populous U.S. metros with sufficient data at 19.8% in July, FOLLOWED BY HOUSTON at 19.6%. IN HOUSTON, there are 130% MORE sellers than buyers.

A canceled contract can create an opportunity for other buyers if the home returns to the market with less competition and a seller who may be more motivated to reach an agreement.
