Median price and average price decrease, but sales and homes under contract increase, with homes going under contract up bigly.

For the third consecutive month, home sales in Houston increased year-over-year in July, with single-family homes leading the way, up 9%. While some of the gain can be attributed to the fact that last year, Hurricane Beryl slowed sales for a few days, pending sales rocketed up an impressive 32.2%.

June 2025 marked a record level of homes for sale in Houston.  This led to increased buyer activity, as closed homes sales and homes under contract, both rose 12.5% and 10.1% respectively, year over year.
