Yes, it’s a buyer’s market. But that doesn’t mean every home is a deal.

More inventory and longer market times are giving North Texas buyers something they haven’t had as much of in recent years: options and negotiating leverage.

The mistake is assuming that leverage should always be used to negotiate the lowest possible price.

Sometimes the better opportunity is seller-paid closing costs, funds toward a rate buydown, repairs, a home warranty, title expenses, or more favorable contract terms. What matters is which negotiation creates the greatest value for that particular buyer.

The property matters, too. A home that has been on the market 60 days, reduced its price and needs updating should be approached very differently from a well-priced home that just hit the market.

And a lower price doesn’t necessarily mean a better deal. A house needing a roof, HVAC, foundation work or significant repairs can quickly erase what looked like a bargain.

A buyer’s market gives you leverage. Strategy determines what you do with it.

That means looking beyond asking price at days on market, price history, condition, competition, seller motivation and the buyer’s financing before deciding how to structure an offer.

For National Dog Day, we thought it was time to introduce one of the four-legged members of the William Davis Realty family.

Daisy belongs to Mary Ann and Bill Jordan, and she came into their lives after they lost their first schnauzer, Jordie, affectionately known as “Momma Dog.” Jordie had grown up alongside their children and even had a habit of barking at them when they got a little too rambunctious.

Losing her left a big space in the family, and then along came Daisy.

Now two years old, Daisy is playful, sweet, incredibly smart and, according to Mary Ann, full of s***k. She’s also agile with a very strong prey drive, so she keeps everyone on their toes. And apparently, if Daisy had her way, nothing would say “I love you” quite like presenting the family with a bunny or squirrel. 😂

She may not be Momma Dog, and she was never meant to be. Daisy brought her own personality and exactly the kind of joy the family needed when she arrived.

Today seems like the perfect day to celebrate her. ❤️

🏈 COWBOYS FANS, they’re back in Frisco!

The Dallas Cowboys return to Ford Center at The Star in Frisco for two nights of Training Camp, and tonight has a little something extra planned.

Tonight, August 25, festivities begin with an Opening Ceremony at 5:30 p.m., followed by open practice at 6:00 p.m. Then stick around for the first-ever post-practice tailgate and drone show from 8:00–9:00 p.m., including player appearances and a Dallas Cowboys Cheerleaders performance.

Can’t make it tonight? Cowboys Night is tomorrow, August 26, with another open practice from 6:00–8:00 p.m.

And one of the best parts? Admission AND parking are free. Entry is first-come, first-served, and doors open at 4:30 p.m. both days.

Events like this are one of the reasons Frisco continues to be such a special place to live. Having The Star, professional sports, major events, restaurants, entertainment and growing neighborhoods all within the same community is a lifestyle you simply don’t find everywhere.

Before you spend thousands getting your home “ready to sell,” make sure those dollars are actually solving the right problem.

Sellers often assume they need new flooring, fresh countertops, major landscaping, updated light fixtures, or a long list of cosmetic changes before calling a Realtor. Sometimes those improvements help. Sometimes they barely move the needle.

The smarter approach is to first evaluate how buyers are likely to compare your home to the competition in your specific price range and neighborhood.

That means looking at things like:

• Which updates nearby homes already have
• Whether buyers are likely to discount for condition
• Which improvements affect first impressions online
• Which items could create inspection or appraisal concerns
• Whether the home needs updating, or simply better presentation
• How much return a proposed improvement is realistically likely to create

For one seller, painting several rooms may be money well spent. For another, the better investment may be professional staging, exterior cleanup, lighting, or simply launching at the right price with stronger photography and marketing.

And some projects should be skipped altogether.

The goal before listing is not to make your home perfect. It is to make strategic decisions that improve buyer perception, marketability, and your net result.

That conversation should happen before the contractors are called and the credit card comes out.
